This includes but is not limited to: RFI's, Submittals, Construction documents and addendums, photo documentation, daily reporting, schedule maintenance, job walks, estimating and change order support, meeting minutes, billings and tracking, management and issuance of all construction documents and reports. Additionally, as needed, there may be a heavy emphasis on estimating, assisting with quantity takeoffs, scope analysis, subcontractor coordination, and proposal development. Responsibilities and Duties
- Request material submittal from subcontractor and perform a preliminary review to ensure compliance with the construction drawings and specifications.
- Create and maintain submittals on Procore.
- Manage, distribute and track RFI's. Establish possible RFI solutions in coordination with site superintendent for presentation to the Project Manager.
- Create and maintain RFI's in Procore.
- Management of plans including ordering, organizing, superseding and distributing drawings and specifications as required.
- Document all RFI's to the drawings via Procore.
- Ability to understand the questions posed in an RFI and the ability to identify possible solutions.
- Perform a weekly walk on site, as coordinated with the Project Manager, and verify the overall status of the project as well as a safety inspection.
- Update the Master project schedule weekly for distribution to the client. The weekly update of the Master schedule must align with the Superintendents 3 week look ahead.
- Issuance of the 3 week look ahead schedule generated by the Superintendent to all subcontractors on the project. Must be proficient at creating and maintaining Microsoft Project 3 week look ahead schedules and the ability to understand the proper sequencing of project construction.
- Participate in the weekly Owner/Client meetings or conference calls and memorialize all discussions, decisions and action items.
- Maintain and issue the weekly meeting minutes, RFI and Submittal logs throughout the life cycle of the project.
- Creation of "Pencil" billings for PM review and approval for select projects.
- Manage, track and maintain all permits and inspections necessary to perform the work.
- Assist with quantity takeoffs and development of trade-level cost estimates for assigned projects.
- Support estimating and preconstruction efforts under the direction of the Senior Project Manager
- Obtain, review, and organize construction documents, including drawings, specifications, and addenda.
- Assist in analyzing construction documents to identify scope requirements, constructability considerations, and potential cost impacts.
- Support development and issuance of pre-bid RFIs in coordination with subcontractors, consultants, and the project team.
- Assist in developing detailed multi-trade takeoffs to help define scopes of work, support benchmarking of subcontractor proposals, and contribute to internal cost models when external pricing is incomplete or unavailable.
- Assist with subcontractor outreach, follow-up, and proposal evaluation.
- Participate in bid reviews and internal estimate review meetings to develop understanding of scope, assumptions, and pricing.
- Support preparation of value engineering options and cost optimization strategies.

- Education Requirement- High School Diploma
- Foundational ability to read and interpret architectural, structural, and MEP construction documents.
- Demonstrated ability to manage multiple tasks and deadlines while maintaining attention to detail.
- Associate's degree in a construction-related field or equivalent experience preferred.
- Exceptional organization, analytical, problem solving, and communications skills are important
- Familiarity with construction accounting concepts and best practices
