Job Description
Building EngineerPosition OverviewWe are seeking a reliable, experienced Building Engineer to maintain and optimize the operation of our facility systems. The Building Engineer will be responsible for ensuring building systems are safe, efficient, and fully operational, with a focus on HVAC, plumbing, electrical, and general facilities maintenance. This role supports a clean, comfortable, and code-compliant environment for occupants and helps extend the life of building equipment through preventative and corrective maintenance.
Key ResponsibilitiesPerform routine and emergency maintenance on HVAC systems, boilers, pumps, chillers, air handlers, and related mechanical equipment to ensure reliable operation.
Troubleshoot, diagnose, and repair plumbing systems including fixtures, valves, piping, drains, and backflow devices.
Conduct scheduled preventive maintenance and inspections on building systems, execute repair work, and maintain accurate maintenance logs and work orders.
Respond to tenant and occupant maintenance requests in a timely, professional manner and coordinate with outside contractors when specialized work is required.
Maintain, test, and document building control systems, sensors, and thermostats; optimize system settings for energy efficiency and occupant comfort.
Perform general facilities tasks including electrical repairs within scope, carpentry, painting, and maintaining building common areas and equipment rooms.
Operate and maintain boilers and associated systems in compliance with safety regulations; monitor gauges, safety devices, and fuel systems.
Ensure compliance with building codes, safety policies, and environmental regulations; participate in safety inspections and corrective action plans.
Manage inventory of spare parts, supplies, and tools; help plan equipment replacements and capital maintenance projects.
Support preventative maintenance programs for specialty equipment such as fitness center machines and other amenity-related systems.
Provide on-call coverage as required and maintain clear communication with property management and vendors during after-hours emergencies.
QualificationsHigh school diploma or equivalent required; technical trade school certificate, associate degree, or equivalent in HVAC, mechanical, or facilities-related field preferred.
Minimum 3-5 years of experience in building operations, facilities maintenance, or as a building engineer with hands-on experience in HVAC and plumbing.
Proven skills in HVAC systems (installation, troubleshooting, and repairs) and plumbing systems maintenance.
Experience with boiler operation and maintenance, including safety protocols and routine testing.
Strong preventive maintenance and repair skills across mechanical, electrical, and general building systems.
Familiarity with MEP (mechanical, electrical, plumbing) systems and ability to read basic mechanical and electrical schematics.
Ability to use computerized maintenance management systems (CMMS) or work order software and maintain accurate documentation.
Good problem-solving skills, attention to detail, and the ability to prioritize tasks effectively in a fast-paced environment.
Physical ability to perform hands-on maintenance tasks, including lifting, climbing, and working in confined spaces as required.
Nice to have: certification/licenses (EPA refrigerant handling, boiler operator license, or similar), experience servicing fitness equipment, and previous experience specifically titled Building Engineer or in MEP roles.
