The Lead Engineer is responsible for performing complex preventative maintenance and corrective repair of all industrial systems, equipment, and other repairs related to the property and grounds. This role is responsible for ensuring that the property is well maintained, safe, and efficient. The Lead Engineer must possess a high level of technical expertise, attention to detail, awareness, and the ability to work independently. The Lead Engineer will utilize several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating, and cool ing.
Essential Functions and Responsibili ties:
The following list of responsibilities for the Lead Engineer is an overview of required duties. Job responsibilities may change as necessary depending on special projects or tasks that arise. Equipment & Building Ope rationsAssist the Chief Building Engineer with work order management and oversight of performed tasks, projects, and work orders completed by the Building Engineers as well as external contractors and v endors.
Monitor repeat issues reported in work orders and make suggestions on how to c orrect.
Perform assigned repairs, emergency, and preventive maintenance. Complete maintenance and repair records as re quired.
Record all the relevant readings of each day in the equipment logbooks when completing preventive maint enance.
Inspect and repair building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental cond itions.
Maintain an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a m inimum.
Consult with the Chief Engineer or Property Manager to schedule preventive maintenance and other downtime to minimize business interruption and inconve nience.
Obtain proposals for vendors for repairs and maintenance needed at the property; review quotes for accuracy and ask questions when re quired.
Ensure mechanical, electrical, and plumbing components of new construction spaces are completed to satisfaction, review test and balance r eports.
Respond quickly to emergency situations, summoning additional assistance as needed.
Be responsive and complete assigned tenant maintenance work orders and preventative maintenance work orders.
Responsible for performing all work safely and reporting to the Chief Engineer any observed safety and security pr oblems.
Perform other duties or assignments as directed by the Chief En gineer.
Maintain outstanding property appe arance.
General Administrative Responsib ilitiesManage and order parts, engineering supplies, lightin g, etc.
Maintain accurate equipment and supply lists, security and stocking levels of building tools and consumable su pplies.
Maintain cleanliness of all mechanical, electrical and pump rooms, which may include miscellaneous pa inting.
Attend construction and budget meetings, providing input as nec essary.
Ability to comprehend and interpret instructions and correspo ndence.
Effectively communicate with property staff, tenants, and vendors with clear and concise information. Be familiar with and conform to all written and verbal operating procedures associated with the pr operty.

Internal Relati onships:
Work closely with onsite building engineer(s), communicate and interacts with the entire property management team to successfully execute the day-to-day operations required at the p roperty.
External Relat ionships:
Communicates and interacts regularly with tenants to collect and facilitate property maintenance issues and with 3rd party service providers to complete service requests, repairs, and mai n tenance.
Supervisory Responsi bilities:
Direct and train Building Engineer(s) as required. On-Call and Overt ime
Hours:
Willing to work flexible hours to include but not limited to: Rotating on-call and weekend duty and carrying a mobile telephone to respond to calls from onsite security or security monitoring firm. Be available for overtime work as required.

Experience:
High Sc hool DiplomaA minimum of 5 years' experience in building operations engineering.
A degree from an accredited trade school in HVAC, electronics, or other industry-related trade is advantageous. Completion of trade-related technical training in the US Armed Forces is equivalent to a trade sc hool degree.

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals, & blueprints. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of an o rganization.
