The Building Engineer provides a high level of property maintenance knowledge. The position has overall responsibility for maintaining the building, grounds and physical plant with particular attention towards safety, security and asset protection. Accountable for managing the budget, capital expenditure projects, preventative maintenance and energy conservation. Develops and implements strategies that will deliver products and services, which meet or exceed the needs and expectations of residents and associates while maximizing the association's financial performance. Responsible for maintaining standards and regulatory requirements. Is an integral part of the emergency response team for all facility issues. Performs routine general and preventive maintenance of the property's buildings, furniture, fixtures and equipment. Qualifications (note: candidates must pass criminal background search and drug screening pre-hire) Minimum 1. Bachelor Degree; 6 years experience in the engineering and maintenance or related professional, or 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or related major; 4 years experience in the engineering and maintenance or related professional area; technical training in HVAC-R/Electrical/Plumbing. Ability to read and utilize technical manuals and drawings. Proficiency in computer use and in software programs typically used in building maintenance. Excellent written and verbal communication skills. Strong customer interaction, courtesy, and leadership skills. Demonstrated knowledge of building systems such as HVAC systems, electrical systems, preventive maintenance, and Building Management Systems. Training in CPR/AED and First-Aid. Hawaii Driver's License. Basic computer knowledge of Microsoft Office (Word, Excel, Outlook, Power Point, One Drive), Building Link and other property management software. Specific Job Knowledge, Skills and Abilities The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of knowledge, skills, and abilities: 1. Working conditions come with a high level of responsibility and moderate level of job stress. 2. Conducts periodic and ongoing inventory of tools, supplies, and equipment. Reports all discrepancies to the General Manager or Management Team. 3. Ability and willingness to work flexible hours including weekends, holidays and late nights. Property industry work experience, demonstrating progressive career growth and a pattern of exceptional performance. 4. Must be able to speak, read, write and understand the primary language(s) used in the workplace. 5. Must be able to read and write to facilitate the communication process. 6. Requires strong written and verbal communication skills. Ability to work independently and interact effectively with residents, staff, and visitors. 7. Knowledge of computer accounting programs, math skills as well as budgetary analysis capabilities required. 8. Physical, Cognitive, and Environmental Demands The demands described below are representative of those that must be met by an incumbent to perform the essential job-specific criteria. Length of time of these tasks may vary from day to day and task to task. 2. Must be able to exert well-paced ability to reach other areas of the property on a timely basis. 3. Must have the ability to bend, squat and frequently lift 25 lbs. and occasionally lift up to 50 lbs. 4. Must be able to push and pull carts and equipment weighing up to 250 lbs. occasionally. 5. Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening and hearing ability and visual acuity. 6. Talking and hearing occur continuously in the process of communicating with residents, and staff. 7. Requires manual dexterity to use and operate all necessary equipment. 8. Must have finger dexterity to be able to operate office equipment such as computers, printers, 10-key adding machine, electric typewriter, multi-line touch tone phone, filing cabinets, FAX machines, photocopiers, dolly and other office equipment as needed. Supervision A.
Supervision Exercised:
Exercises direct supervision of all subordinate Maintenance employees. May provide direct supervision to other departments in the absence of the General Manager. B.Supervision Received:
Receives direct supervision from the General Manager and/or Assistant General Manager; occasional direct supervision from the Property Manager or the President of the Board of Directors.Performance Requirements Technical Operations and Facility Management:
System Management :
Manages the physical plant including refrigeration, HVAC, plumbing, water treatment, and electrical systems in accordance with standard operating procedures. Preventive Maintenance :
Develops, implements, and adheres to a comprehensive preventive maintenance program for Ae'o and updates it as needed. Life Safety Systems :
Maintains property life safety systems, including fire equipment, sprinkler systems, and alarm systems. Amenity Maintenance :
Inspects the swimming pool, spa, and water features; maintains filters and orders or applies prescribed chemicals. General Repairs :
Performs routine general and preventive maintenance of building furniture, fixtures, and equipment in residential amenities, common areas, and back-of-house areas. Energy Conservation :
Accountable for managing energy conservation strategies to maximize the Association's financial performance. Personnel Leadership and Team Management Staff Supervision :
Exercises direct supervision over all subordinate maintenance employees. Hiring and Orientation :
Hires maintenance team members with strong functional expertise and ensures they receive a departmental orientation and new hire training. Training and Development :
Ensures service, technical skills, and emergency training occurs throughout the department; implements cross-training with housekeeping. Team Motivation :
Encourages staff to conduct themselves professionally, motivates the team, and publicly recognizes member contributions. Interpersonal Relations :
Establishes collaborative relationships with staff, maintains an "open door policy," and ensures associates are treated fairly and equitably. Administrative and Financial Administration Financial Management:
Accountable for managing the maintenance budget and capital expenditure projects while effectively managing controllable expenses like utilities, tools, and vendors. Operational Reporting:
Creates maintenance reports depicting property conditions and project progress; prepares monthly reports for the Board of Directors. Daily Documentation:
Maintains a daily log of all work performed, including the specific records of work and time required. Procurement:
Requisitions and picks up supplies, equipment, or tools; purchases furniture and machinery as approved by the General Manager. Compliance Documentation:
Ensures all building and equipment licenses, permits, and certifications are current. Safety, Compliance, and Community Standards Regulatory Compliance :
Ensures maintenance and engineering programs comply with state and federal Occupational Safety and Health Act (OSHA) guidelines. Safety Leadership :
Observes all safety standards and participates in the association's efforts to provide a safe work environment. Emergency Response :
Acts as an integral part of the emergency response team for all facility issues and remains on-call for emergency responses as requested. Facility Inspections :
Conducts periodic inspections of facilities and grounds, particularly following inclement weather, to assess required repairs or adjustments. Professional Representation :
Represents Ae'o at industry or government functions to promote a positive public and business imagePay:
