About the Role The Lead Engineer, Research is responsible for maintaining building systems, ensuring safety and providing high-quality service to tenants/clients. This role plays a key part in maintaining the reliability and performance of our buildings, creating safe, functional environments for tenants and clients. Key responsibilities may include, but are not limited to: Completes maintenance activities with the assistance of various productivity enhancing tools such as Palm Pilots, Blackberry, PDAs, or similar devices. This is part of the daily routine to complete preventative maintenance tasks, work order requests and /or building alarm systems (BAS) response & management issues. Responds to tenant calls in a courteous and efficient manner. Interfaces with tenants regarding their maintenance or HVAC operation's needs. Assist in the operation of life safety and fire protection systems. Performs required monthly, quarterly, semi-annual, and annual life safety inspections. Completes daily rounds completing operating logs and meter readings for assigned properties. Checks operating parameters and alarms status of systems within assigned properties. Responds to systems alarms and anomalies correcting operating deviations. Recommends general maintenance purchases for property up to $250 Qualifications A high school diploma, GED and/or vocational training is required. 7-10 years' experience working on complex mechanical, electrical & HVAC systems including maintenance, repair, and troubleshooting Ability to promote a professional image through positive interactions with tenants, vendors, and peers. Knowledge and experience in the use of building automation systems (BAS) preferably with active experience with Siemens Systems. Strong written and verbal communication skills are required to properly convey critical systems and operating information Willingness to travel up to 10% of the time, on rare occasions.
