Role summary Vizyon Design Group is seeking a Civil Site & Reality Capture Lead to own technical feasibility, grading and stormwater integrity, and existing‑conditions capture across our high‑end residential projects. This role will review and advise on site conditions and landscape designs, de‑risk constructability, lead field verification and construction administration, and operate our 3D scanning and GIS workflows as a core part of our master planning and AEC technology offering. You will not be the engineer of record but will act as the internal civil site authority bridging between designers, external engineers, surveyors, and contractors to ensure our concepts are buildable, code‑aware, and accurately grounded in real‑world site conditions. Core responsibilities I'd structure responsibilities in four clear buckets so you can hire and manage against them. Site feasibility, grading, and stormwater Review landscape, pool, and site plans for grading logic, drainage paths, slope feasibility, and tie‑ins to existing structures and utilities. Perform site feasibility checks early in design (cut/fill balance, access, retaining needs, driveway slopes, wall heights, drainage patterns). Review and coordinate stormwater management concepts and details (inlets, swales, basins, collection systems, BMPs) with external civil/PEs where required. Flag code, erosion/sediment control, and stormwater permitting implications for the design team so they can adjust early. Technical oversight and QA/QC Establish and maintain internal civil/constructability review checklists for grading, stormwater, and site layout on high‑end residential projects. Lead structured technical reviews at key design milestones, documenting issues and recommended revisions for the design team. Coordinate with external structural, geotech, and civil engineers to align assumptions, resolve conflicts, and integrate their recommendations into Vizyon's drawings. Provide clear written technical guidance to designers and modelers, focusing on constructability and long‑term performance (settlement, drainage, access, maintenance). Construction administration and field oversight Act as construction administrator for site and exterior scopes: review RFIs, submittals, and shop drawings related to grading, drainage, hardscape, and pools. Conduct periodic site visits to verify work against design intent, document field conditions, and issue field reports with non‑conformance observations and recommendations. Support pre‑construction meetings and contractor coordination to clarify site details, sequencing constraints, and stormwater/erosion control requirements. Assist in punchlists for exterior and site elements, focusing on drainage performance, grading tolerances, and as‑built deviations that may affect long‑term performance. GIS, 3D scanning, and reality capture leadership Lead Vizyon's reality‑capture program, including planning and executing drone flights, terrestrial scanning, and 360° capture to document existing and as‑built conditions. Process scan and imagery data into usable point clouds and models, integrate with Civil 3D/BIM, and feed GIS databases to support design and master planning. Develop standardized workflows for scan planning, registration, QA, file naming, and data delivery to the design team and external partners. Train internal staff on reading and using point clouds, GIS layers, and 3D field data in their design and visualization workflows. Maintain a basic asset library of recurring site features and conditions that can be extracted from scans and reused across projects. Minimum qualifications Bachelor's degree in Civil Engineering or closely related discipline. 5-7 years of experience in site/civil work (EIT level), with hands‑on exposure to grading, drainage, and stormwater management on residential or site development projects. Proven experience reviewing site or landscape plans for grading, stormwater, and feasibility. Proficiency with core civil/site tools (e.g., Civil 3D or equivalent) for reading and interrogating surfaces, alignments, and grading; ability to communicate clearly in redlines and markups. Experience participating in construction administration or field observation for site work (RFIs, field reports, submittal review). Strongly preferred Demonstrated experience with stormwater design or review : understanding of basic hydrology/hydraulics, BMPs, and residential stormwater systems, even if not the permit engineer. Experience working alongside landscape architects and pool designers, resolving conflicts in grading, walls, drainage, and structures. Hands‑on exposure to reality capture : working with drones, terrestrial scanners, or photogrammetry to produce point clouds and integrate them into design workflows. Familiarity with GIS concepts and platforms (Trimble, QGIS, or similar) and how geospatial data supports planning, utilities, and site analysis. Nice‑to‑have FAA Part 107 Remote Pilot certificate or demonstrable path to obtain it within 6 months. Surveying field experience (layout, boundary/topo familiarity, tolerance awareness). Experience with 3D scanning tools (e.g., Trimble or similar) and Autodesk ReCap or equivalent for scan processing. Experience in high‑end residential or estates, where detailing, tolerances, and client expectations are significantly higher than standard subdivision work.
