This position is responsible for performing general repairs and preventative maintenance for a commercial office building. The responsibilities include the on-going daily property operations and inspections of the equipment operations. Works with contracted vendors and responds to work order requests from tenants and owners. Reports directly to the property manager and chief engineer. Provides excellent customer service interaction and develops tenant relations while performing work order tasks and maintenance in common areas and tenant spaces.
Essential Duties and Responsibilities :
  • Patrols the exterior and picks up cigarette butts, trash, etc.
Uses the blower to clean the front entries daily. Performs the daily inspection of the lobbies, stairways, corridors, restrooms, entrances, mechanical/electrical rooms as well as the employee spaces. Documents any issues found. Checks the breakrooms and restrooms to look at faucets, toilets, auto flushers, hardware and adjusts and repairs issues as needed. Performs the regularly scheduled PM's as assigned and documents the work performed by emailing the PM and adding it to the work order completion list. Changes filters per the assigned dates and performs the daily checks on air handler units. Performs the daily chemistry of the cooling tower and logs the meter readings. Checks in with the property manager and the head of maintenance throughout the week with maintenance updates. Performs the weekly roof inspection - fills out the inspection form. Completes work order requests and employee requests in a timely manner and reports any billing paperwork to the PM office for processing. Works with service vendors to allow access and supervision of contracted work performed within building and premises Assists with janitorial and landscaping contractors and gives direction as needed. Reports issues to the property manager. Inventory control of the tools/equipment is documented. Inventory control with PM for all tools and shop equipment. This is completed monthly.
  • Keeps the engineering office clean and organized.
  • Weekly exercise of the fire pump and generator (if applicable)
  • Performs the daily inspection of the fire control panel to check for any troubles.
Keeps accurate daily work records and time sheets. Inspects the restrooms daily and repairs any leaks, fixes hardware and reviews the cleaning and janitorial supplies. Replace damaged ceiling tiles, light fixtures, hardware, etc. as needed. Works with the Property Manager on the expense budgets and updates to perform within the budget guidelines. Makes repairs as needed but not limited to electrical, plumbing, carpentry. Look for ways to make enhancements to the systems and building. Keep in contact with the system manufacturing representative on any upgrade or modifications. Perform fire systems test. Manage recycling and trash programs where needed. Responsible for contacting the trash removal company for trash pick-ups as needed. Handles any other duties as may be assigned by Property Manager or requested by the Owner. Sends a daily report via email to the Property Manager with updates on what was performed for the day and lists any pending repair items. Responds to after-hours emergency calls. Participates in the fire drill evacuation procedures.
Skills and Qualifications:
  • Prior maintenance experience of 3-5 years with commercial office buildings.
  • EPA Universal CFC license/certification.
  • High school diploma required
  • Electrical and plumbing experience.
  • Experienced in changing ballasts, light bulbs and minor electrical repairs.
  • Some lock and hardware knowledge.
  • Tenant communication/satisfaction skills are essential.
  • Knowledge of commercial HVAC systems, including supplemental systems.
  • UPS/generator system knowledge is a plus.
  • Computer experience with work order systems, email and HVAC controls is required.
  • On-call schedule and after-hours emergency responsiveness
Physical Activities:
Requires frequent lifting and moving of up to 75 pounds when using machinery and equipment for essential maintenance tasks, including but not limited to installing outside air conditioning units. Requires frequent bending and/or stooping to access equipment and machinery necessary for essential maintenance tasks. Also requires frequent use of ladders and stepladders to access equipment and machinery necessary for essential maintenance tasks.
Pay:
$24.64 - $28.85 per hour Expected hours: No less than 40.0 per week
