Chief Engineer University Real Estate Partners Salt Lake City, UT Job Details Full-time $85,000 - $95,000 a year 1 day ago Benefits Health insurance Dental insurance 401(k) 401(k) matching Life insurance Qualifications Operations management Customer service Computer literacy High school diploma or GED Team development Maintenance management Full Job Description Position Summary The Chief Engineer is responsible for the effective daily leadership of the engineering function for a commercial office building, including oversight of building systems, preventive maintenance, vendor coordination, compliance, budgeting support, energy management, and customer service. This role leads engineering and maintenance staff to maintain the property at a high standard of operational performance, life-safety readiness, and tenant satisfaction while aligning with ownership, management, and client expectations. The Chief Engineer may perform limited hands-on operational duties as needed. Essential Functions and Responsibilities Supervise engineers and maintenance staff, including hiring, scheduling, training, coaching, performance management, and personnel development. Lead the daily operation, inspection, maintenance, and repair of building systems, including HVAC, electrical, plumbing, lighting, building automation, fire/life safety, and water systems. Develop, implement, and maintain effective preventive and predictive maintenance programs based on manufacturer recommendations and industry best practices. Conduct regular inspections of building equipment and systems, identify deficiencies, and ensure issues are resolved promptly and professionally. Coordinate maintenance efforts with outside contractors, tenant improvement teams, vendors, and building engineers to minimize disruption to occupants. Oversee emergency response for building-related incidents such as fire alarms, evacuations, equipment failure, power outages, water leaks, and other critical events. Ensure compliance with applicable codes, OSHA requirements, government regulations, company policies, and building safety procedures. • Participate in and coordinate site safety initiatives, training, and compliance efforts to maintain a strong culture of safety and accountability. Manage operational accounts related to engineering services, assist with operating and capital budgets, and provide variance reporting as requested. Track utility usage, consumption, cost trends, sub-metering information, and energy management opportunities; support benchmarking and conservation efforts.

Develop and maintain building-specific maintenance procedures, safety manuals, and an organized operations document library including as-builts, line diagrams, manuals, warranties, and commissioning documents. Develop specifications and assist with solicitation, administration, execution, and performance monitoring of service and repair contracts. Implement and administer inventory control procedures and purchase parts, tools, and supplies as needed for efficient building operations. Maintain ongoing communication with tenants, property management, clients, and vendors regarding maintenance issues, shutdowns, project coordination, and service requests. Recommend and help implement operational improvements, equipment upgrades, and capital replacement strategies to improve performance, reliability, and tenant satisfaction. Assist with maintenance and engineering issues directly as needed; duties may include approximately 50% operating engineer responsibilities depending on site staffing and shift coverage. Support after-hours, on-call, standby, weekend, or shift coverage requirements when necessary to maintain safe and uninterrupted building operations. Key Competencies Leadership and team development Technical proficiency across commercial building systems Communication proficiency, both oral and written Strong organizational and troubleshooting skills Customer service and tenant relationship management Sound judgment, professionalism, and accountability Qualifications High school diploma or GED required; vocational, technical, or trade school training preferred. Seven or more years of related engineering, facilities, or building operations experience in a commercial property environment, or an equivalent combination of education and experience. Supervisory experience leading engineers, maintenance staff, or vendors strongly preferred. Working knowledge of HVAC, electrical, plumbing, fire/life safety, energy management systems, and building automation systems. Financial knowledge sufficient to read and understand budgets, budget variances, utility reports, and basic operational reporting. Basic computer skills in Outlook, Excel, and Word; experience with work order systems and building automation platforms preferred. Ability to read blueprints, technical manuals, schematics, and equipment specifications. Work Environment and Physical Requirements Work is performed in a commercial office building environment and may include rooftops, mechanical rooms, basements, and other operational areas. Position requires the ability to walk the property regularly, climb ladders, access equipment, and lift or move tools, materials, and supplies as needed. May be the only maintenance staff member on duty during certain shifts and must be able to respond calmly and effectively to emergency situations.
