Maintenance Specialist Job Summary :

Responsible for performing diversified duties to troubleshoot, repair, and maintain equipment, apartment complexes and offices in the Baton Rouge, Lafayette or Lake Charles areas to assure safe and inviting properties and facilities for clients and staff. Perform manual labor and coordinate with contractors as needed.

Job Duties :

Diagnose property and equipment problems, replace or repair parts, test and make adjustments Perform highly diversified duties (including basic plumbing, electrical and carpentry) to install and maintain property and equipment Perform scheduled preventive maintenance on properties and provide emergency/unscheduled repairs when needed Read and interpret equipment manuals and work orders to perform required maintenance and service Follow written and verbal instructions and maintain effective working relationships with mangers/staff/clients and communicate effectively verbally and in writing Comply with safety regulations and maintain clean and orderly work areas Move furniture and equipment as needed (approved by Facilities Director) Other duties as assigned

Job Specifications:

Any combination of education, training and experience that demonstrates the ability to perform of the position. Must possess a valid state driver's license and have reliable transportation. Must have skills in the use of a variety of hand and power tools

Physical Requirements :

While performing the duties of the job, the employee is constantly required to stand, walk,sit use hands, handle, or feel objects, tools or controls, reach with hands and arms, climb stairs, balance, stoop, kneel, crouch or crawl, talk or hear, taste or smell The employee must be able to lift and or move up to 75 pounds with heavier weight necessary at times Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus While performing the duties of the job, the employee is exposed to weather conditions The noise level in the work environment is usually moderate This job description in no way states or implies that these are the only duties to be performed by the employee.
