Job Description

Job Overview We are seeking a dynamic and highly skilled Apartment Service Manager to lead our maintenance and facilities management team. In this vital role, you will oversee the day-to-day operations of apartment maintenance services, ensuring that all systems—including HVAC, electrical, plumbing, and mechanical—are functioning optimally to provide residents with a safe, comfortable, and well-maintained living environment. Your leadership will drive efficiency, uphold safety standards, and foster a proactive approach to property upkeep. This position offers an exciting opportunity to manage complex facilities while utilizing your technical expertise and management skills to make a tangible difference in residents' lives. Responsibilities Supervise and coordinate maintenance activities across multiple apartment communities, ensuring timely completion of repairs and preventative maintenance tasks. Oversee the operation and troubleshooting of programmable logic controllers (PLCs), schematics, and electrical systems, including high voltage and low voltage equipment. Manage maintenance schedules using Computerized Maintenance Management Systems (CMMS) to optimize work orders, inventory, and resource allocation. Lead a team of technicians by providing supervision, training, and mentorship to enhance their mechanical knowledge and technical skills. Conduct inspections of facilities to identify issues related to HVAC systems, electrical wiring, plumbing, and industrial equipment; prioritize repairs accordingly. Implement safety protocols aligned with industry standards for electrical work, high voltage handling, and industrial maintenance practices. Collaborate on project management initiatives for facility upgrades or renovations while ensuring compliance with all regulatory requirements. Maintain detailed records of maintenance activities, safety inspections, schematics updates, and equipment performance for accountability and continuous improvement. Requirements Proven management experience in facilities management or industrial maintenance environments with supervisory responsibilities. Strong mechanical knowledge complemented by hands-on experience with HVAC systems, electrical circuitry (including high and low voltage), and schematics interpretation. Familiarity with Programmable Logic Controllers (PLCs), CMMS software, Ohmmeters, and other diagnostic tools such as multimeters for electrical troubleshooting. Demonstrated expertise in industrial maintenance practices within manufacturing or large-scale property settings. Excellent project management skills with the ability to prioritize tasks effectively in a fast-paced environment. Fluency in English is required; additional language skills are a plus for diverse teams. Leadership qualities that inspire teamwork, accountability, and continuous learning among staff members. Knowledge of safety standards related to electrical work, high voltage systems, mechanical repairs, and general facilities management.
