Chief Construction Officer (CCO) -
Titanic Heritage Resort Location:
Sevierville, TN (On-site)
Project Scale:
$650M+ / 1.6M+ sq. ft. / 14 Floors / 550

Performance-driven executive model (Significant exit-tied profit participation & a large performance kicker) Executive Summary The Titanic Heritage Resort is a groundbreaking 1.6M+ sq. ft. landmark development that fuses the historical elegance of the Titanic era with modern luxury hospitality. We are seeking a Chief Construction Officer (CCO) of exceptional caliber—a battle-tested leader who treats construction not just as a build, but as the preservation of a legacy. This is not a traditional salaried role; it is an invitation for a high-stakes visionary to act as a fractional owner and steward of the Sponsor's equity. You will oversee a 950-foot structure, an expansive entertainment complex, and a "First Class" interior fit-out designed to command $805/night rates. Primary Responsibilities1.
Strategic Project Leadership & Governance High-Level Strategy:
Provide "Sweat Equity" leadership and strategic planning during the pre-funding phase until the $650M capital stack is closed.
Board Stewardship:
Serve as the technical voice on the Board, providing the "honest criticism" required to keep the project bankable and the Sponsor's equity protected.
Large-Scale Management:
Oversee the planning and execution of a $450M build, managing over 1,000 active on-site tradespeople at peak construction. 2.
Financial & Contractual Oversight Budget Integrity:
Maintain a track record of completing projects within 2% of the original budget. Personally verify the accuracy of massive line items, including $100M+ Mechanical/HVAC budgets.
Aggressive Risk Management:
Identify and neutralize "Scope Creep" before it impacts the $20M exterior budget or erodes Sponsor profit margins.
Contractual Authority:
Manage Guaranteed Maximum Price (GMP) contracts exceeding $400M. Personally review and sign off on every Change Order over $50,000, ensuring immediate Board notification.
Value Engineering:
Lead aggressive value engineering efforts to optimize costs without compromising the "First Class" brand standards. 3.
Operational Excellence & Quality Control Site Inspections:
Conduct bi-weekly on-site reviews in Sevierville, TN, ensuring 100% compliance with safety, design specifications, and luxury standards.
Performance Accountability:
Maintain the authority and decisiveness to fire General Contractors or vendors for non-performance.
Themed Construction:
Execute a high-complexity, themed build on a fixed timeline, ensuring the guest "funnel" and experience design are seamlessly integrated into the physical structure.
Requirements & Qualifications Education:
Bachelor's Degree in Construction Management, Civil Engineering, or a related field (Advanced degrees/PMP preferred).
Proven Track Record:
Experience managing GMP contracts exceeding $400M and overseeing large-scale hospitality or entertainment projects ($100M+).
Financial Acumen:
Ability to maintain a 1.5 DSCR under shifting market conditions and experience navigating high-level lender negotiations for institutional debt ($450M+).
Network:
A direct network of luxury retail brands and institutional lenders is highly desirable.
Leadership Style:
