The Role Overview We are seeking a hands-on engineering professional to provide technical oversight and support for building systems across a portfolio of approximately 25 garden-style apartment communities. This role partners closely with portfolio leadership and on-site maintenance teams to improve system reliability, support capital projects, and drive consistent quality and performance across assets. This is a highly collaborative, field-facing role that blends engineering expertise with practical problem-solving, capital project execution, and operational support. What You'll Do Building Systems & Community Support Serve as a technical resource for on-site maintenance teams, providing guidance on equipment, systems, and preventative maintenance Troubleshoot complex or recurring building system issues, particularly those with resident impact Recommend system improvements, equipment replacements, and vendor solutions Mechanical & Asset Evaluations Conduct or support community mechanical evaluations Assess asset condition and identify repair or improvement opportunities Recommend efficiency improvements for building systems Capital Projects (CapEx) Plan, manage, and close out capital expenditure projects Lead projects involving performance improvements, reliability upgrades, and major system changes Support budgeting, scope development, and execution Redevelopment, Investments & New Construction Support Review mechanical systems for redevelopment and new construction projects Provide input on equipment selection, standards, and long-term maintainability Participate in commissioning, startup, training, and acceptance activities Support due diligence for acquisitions and dispositions Acceptance & Quality Assist with commissioning and system acceptance during development and handover Support turnover, startup, and maintenance training Identify product durability issues and process gaps Analyze systemic issues and help implement improvements to standards and practices Reliability & Performance Analyze equipment and processes to improve uptime and reduce total cost of ownership Facilitate root cause analysis for systemic failures Collect and analyze asset data to drive operational improvements What We're Looking For Education & Certifications Bachelor's degree in Engineering or equivalent experience Valid driver's license and automobile insurance required EPA Universal Refrigerant Certification preferred Local boiler or mechanical certifications a plus (or ability to obtain) Experience 2-5 years of engineering or technical support experience in real estate, multifamily, or related industries Experience with garden-style and/or mid-rise buildings Capital project planning and execution experience Working knowledge of: HVAC, boilers, pumps, generators, water treatment Fire alarm and life safety systems Energy management systems Building envelope systems (facades, windows, roofing) Indoor air quality and environmental issue mitigation Sub-metering and utility systems Skills & Competencies Strong troubleshooting and analytical skills Ability to communicate technical concepts clearly to non-technical teams Customer-focused, service-oriented mindset Comfortable working in the field and coaching on-site teams Strong accountability and follow-through Organized, adaptable, and comfortable managing multiple priorities Physical & Environmental Requirements Ability to lift up to 50-75 pounds and perform medium physical work Frequent standing, walking, climbing, kneeling, crouching, and crawling Work performed both indoors and outdoors in varying weather conditions Exposure to mechanical equipment, noise, heat, cold, and construction environments Color vision sufficient for identifying wiring and system components Travel Up to 25% travel required within the portfolio How AvalonBay Supports You We know that our teams are the beating heart of our success and we're committed to showing our appreciation.
