Purpose Statement:
The Ancillary and Facilities teams provide the structure and support that allow associates to deliver excellence with confidence and ensure that every community feels like home. We simplify Due Diligence, Transitions, Utilities, Facilities services, and Capital Management and strengthen Vendor partnerships so associates feel supported, clients feel confident, and residents feel at home. Position Summary This position provides strategic leadership and operational oversight for the national Facilities team. The role is responsible for development and execution of enterprise wide facilities strategies, maintenance programs, capital initiatives, operational standards and vendor partnerships nationwide. This leader will drive operational excellence through standardized processes, preventative maintenance initiatives, cost management strategies, organizational development, and continuous improvement efforts while ensuring alignment with company objectives and industry best practices. Provide executive leadership, direction and strategic oversight of the Facilities Team maintenance including development of training curriculum by utilizing outside vendor trainings and partnering with RPM L&D Department.
Develop and implement enterprise wide facilities strategies, preventative maintenance programs, operational initiatives, and capital improvement plans to support long-term performance and portfolio objectives.
Establish and oversee Maintenance standards, operational policies, safety initiatives and performance expectations to ensure consistency and operational excellent across all properties.
Direct nationwide vendor management strategy, including sourcing, contract negotiation, service standards pricing optimization and strategi partnership development to maximize operational efficiency and cost savings.
Collaborate with Operations leadership to support property performance, operational audits, risk mitigation efforts, physical asset evaluations, and resolution of complex maintenance and infrastructure challenges.
Evaluate and approve scopes of work, capital project plans and associated budgets to ensure alignment with operational priorities, asset preservation goals and financial obligations.
Provide strategic oversight in partnership with Operations Department on property audits related to physical asset conditions, operational performance and safety issues.
Lead talent strategy for Facilities business unit, including recruitment, development, succession planning, leadership coaching and performance management in coordination with HR.
Knowledge, Skills & Abilities:
Knowledge of multifamily facilities operations, preventative maintenance programs, building systems, and property infrastructure management.
Knowledge of operational best practices, safety standards, regulatory compliance requirements, and risk mitigation strategies within the multifamily housing industry.
Knowledge of capital expenditure planning, asset preservation strategies, budgeting processes, and expense management principles.
Skilled in Microsoft Office Suite, Project Management, Adobe, Yardi
Skilled in leading and developing large, geographically dispersed facilities and maintenance teams across multiple organizational levels.
Skilled in strategic planning, operational execution, and implementation of enterprise-wide maintenance initiatives and operational programs.
Skilled in vendor relationship management, contract negotiation, procurement strategy, and national service agreement administration.
Skilled in financial analysis, budget development, forecasting, and identifying operational cost-saving opportunities.
Ability to analyze operational data, identify trends, and make strategic recommendations to improve facilities performance and organizational effectiveness.
Ability to manage multiple priorities, large-scale projects, and complex operational initiatives in a fast-paced environment.
Ability to communicate effectively both verbally and in writing with executive leadership, operational teams, vendors, and external partners. Education and Experience
Bachelor's degree in Facilities management, Business Administration, Construction Management, Engineering, Property management or related field. Experience may substitute for education.
Ten years of progressive facilities, maintenance, or property operations experience within the multifamily housing, commercial real estate, hospitality or related industry.
Five years of leadership experience managing large, geographically dispersed facilities or maintenance teams.
May be required to sit for extended periods of time
May occasionally be required to lift or carry items such as files or office supplies weighing up to 15 pounds
Must be able to operate a computer, keyboard, mouse and other office equipment
Must be able to read documents, computer screens and data
Must be able to hear and understand verbal communications in person and over the phone or computer
Work Environment:
This is an in office role, requiring the associate to work in one of our Dallas or Phoenix office five days per week.
The office is an open setting which may include bright lights, constant noises and distractions.
This role may require day travel monthly and overnight travel monthly.
