The Role Renaissance Centro is seeking a Senior Vice President of Construction to serve as the owner's primary construction leader across its multifamily rental and condominium development pipeline. Reporting directly to the firm's principals, this individual will own all pre-construction, construction, and post-construction activities for assigned projects, ensuring the highest quality of work, unwavering integrity, and full adherence to the firm's standards and expectations. This is a highly hands-on role requiring strong leadership, clear communication, and sharp business acumen. The SVP of Construction will be embedded in every active project, working closely with the principals, the development team, design consultants, and general contractors to drive execution and protect the owner's interests at every stage. The ideal candidate is proactive by nature, brings deep multifamily experience across wood-frame, concrete, and steel construction, and has the discipline to manage complex schedules and budgets with precision across a concurrent portfolio of projects. Scope and Responsibilities Pre-Construction and Development Support Partner with the development team during project feasibility and through construction documents, contributing to constructability analysis, program development, preliminary budget formation, value engineering, and GC and subcontractor selection Develop and maintain detailed construction budgets and project schedules in support of investment committee approvals and pro formas, ensuring assumptions reflect current market conditions and realistic cost projections Provide direction and input on architectural renderings, schematic designs, and construction documents in close partnership with the development team, and support site due diligence, entitlement, and permitting processes Construction Oversight and Delivery Lead, supervise, and coordinate third-party architects, engineers, general contractors, consultants, and municipal authorities to maintain project timelines, budget, and quality standards Maintain strong field presence, driving daily execution, troubleshooting site challenges, and proactively monitoring cost trends and schedule risks to get ahead of problems before they affect the project Review, analyze, and negotiate change orders, RFIs, submittals, and other project documentation; manage lender inspections and third-party monitor relationships; and ensure all projects fulfill final punch list requirements and obtain certificates of occupancy and residential use permits (RUPs) Provide accurate, timely, and comprehensive project reporting to the principals, including cost-to-complete analysis, schedule updates, risk registers, and contingency tracking Key Selection Criteria Experience and Background Minimum 10 years of construction experience, with meaningful time at a general contractor at a senior level or in an owner's representative or construction management capacity at a development company Demonstrated track record delivering ground-up multifamily projects across wood-frame and concrete construction types, with proven ability to manage multiple projects simultaneously across varying stages of development Strong familiarity with the Washington, DC and Mid-Atlantic construction market, deep command of contract management, change order analysis, and subcontractor procurement, and proficiency in Procore, Northspyre, Bluebeam, Microsoft Project, and the Microsoft Office Suite An undergraduate degree in Construction Management, Engineering, Architecture, or a related field strongly preferred; advanced degrees or professional certifications (LEED, CCM, PMP) are a plus Personal and Professional Attributes Proactive leader who gets ahead of problems through disciplined planning Analytically rigorous and highly organized, with a quantitative approach to budgeting and scheduling A clear and confident communicator High integrity and sound judgment, with the discretion to operate effectively in a close-knit, family-owned environment Compensation and Benefits Renaissance Centro offers a competitive compensation package commensurate with experience, including a base salary and performance-based bonus.
