The Operations Engineer will oversee building operations and systems to ensure safe, efficient, and cost-effective performance of facilities. This role combines technical oversight of HVAC and mechanical systems with financial responsibility for operational budgets, vendor contracts, and accounting coordination. The Operations Engineer will lead preventive and corrective maintenance programs, ensure regulatory compliance, and support continuous improvement of building systems and processes. Key Responsibilities Manage daily operations of mechanical and building systems, with primary focus on HVAC performance, controls, and reliability.
Develop, implement, and monitor preventive maintenance programs for HVAC, chillers, boilers, and other critical equipment using CMMS tools.
Coordinate and supervise contractors, vendors, and in-house maintenance staff to ensure timely completion of work and adherence to safety standards.
Monitor building systems performance and energy consumption; recommend and implement efficiency improvements to reduce operating costs.
Prepare, manage, and reconcile operating budgets and invoices in coordination with accounting; track spending against budget and identify savings opportunities.
Perform troubleshooting and hands-on repairs for HVAC, MEP, and related building systems when required.
Ensure compliance with applicable regulations and standards, including EPA requirements and local codes; maintain documentation and records for inspections and audits.
Support capital projects by providing technical input, scope development, and commissioning assistance for new equipment or system upgrades.
Maintain accurate operational documentation, equipment logs, and service histories; generate regular reports for facility leadership.
Collaborate with cross-functional teams including engineering, finance, and property management to align operations with organizational goals and tenant needs. Qualifications Bachelors degree in Mechanical Engineering, Facilities Management, Building Systems, or related field, or equivalent technical experience.
3+ years of experience in building operations or facilities engineering with direct responsibility for HVAC systems and mechanical equipment.
Working knowledge of HVAC systems, chillers, boilers, MEP systems, controls, and preventive maintenance best practices.
Experience with accounting processes related to operations, including budget preparation, invoice reconciliation, and expense tracking.
Familiarity with CMMS software and ability to use data to prioritize maintenance and capital work.
Strong troubleshooting skills, hands-on mechanical aptitude, and ability to supervise contractors and maintenance staff.
Excellent communication and organizational skills, with ability to prepare reports and coordinate with finance and property teams.
Certifications or desired credentials such as EPA 608, Building Engineer license/certification, or similar.
Nice-to-have:
