Maintenance Operating Engineer Corporate Realty - 3.5 Baton Rouge, LA Job Details Full-time 1 day ago Benefits Health insurance Dental insurance 401(k) Paid time off Qualifications Outdoor work Basic math Safety standard operating procedures Full Job Description Maintenance Operating Engineer Baton Rouge, LA | Property Management | Full Time 3rd Party Commercial Real Estate Company is seeking qualified individuals who will work in conjunction with other maintenance engineers at times as well as independently to handle all maintenance, repairs and work requests for facilities located in the Baton Rouge area. Individuals will report to the facility Chief Engineer and/or Property Manager. 2nd Class Stationary Engineer License a plus. What You'll Do Operate, maintain, troubleshoot, repair/oversee repairs for all facility mechanical room equipment which includes but is not limited to chillers, boilers, pumps, motors. Conduct all required periodic and preventative maintenance for mechanical room equipment. Accurately and expediently complete assigned work projects as well as tenant service work order forms and return in a timely fashion. These tasks may be mechanical, electrical and plumbing in nature. Perform or direct the performance of general maintenance work as needed. Paint and sweep mechanical rooms, electrical rooms and other areas of the facility as directed. Maintain lighting in mechanical rooms, equipment rooms, elevators, parking areas, service yards, and common areas of the building. Record electrical and water meter readings as directed. Keep and maintain accurate operation records. Record and report completed repairs and items that require further attention. Understand and comply with all safety and emergency procedures specific to the facility and employer. Install and repair plumbing fixtures such as sinks, commodes, water heaters, hot water tanks, garbage disposal units, and water softeners. Repair and maintain plumbing by replacing washers in leaky faucets, mending burst pipes and opening clogged drains. Repairs and maintains physical structure of the building and its facilities. Repair electrical equipment as needed and only as directed by immediate Supervisor. Keep operations running smoothly in the absence of other team members. Ensure all mechanical and electrical areas are safe, orderly and clean and all times. Interact with all tenants, co-workers and supervisors in a professional manner at all times. Perform additional job duties as requested. What You'll Bring To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. High school diploma or general education degree (GED); three to five years related maintenance experience and/or training preferred; or equivalent combination of education and experience. Basic knowledge of a variety of manual trades such as carpentry, electromechanical repair, etc. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to add and subtract two-digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance. Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Physical Demands While performing the duties of this job, the employee is regularly required to: Lift light to heavy objects, up to 80 lbs. from time to time Carry light to moderate objects: 15-45 lbs. on a routine basis Able to climb up to 250 stairs Able to climb a 12-ft ladder Able to bend to perform low level tasks Able to work in a variety of weather conditions, in that work responsibility is both inside and outside of property and such conditions may include dust, odors, oil, fumes, and noise associated from equipment.
