Overview We are seeking a proactive and skilled High-Rise Condominium Maintenance Technician Specialist / Maintenance Engineer to join our dynamic team. This role offers an exciting opportunity to ensure the safety, functionality, and aesthetic appeal of high-rise residential properties through expert maintenance and technical support.
Responsibilities Building Systems:
Learn the building's technical systems—including electrical, mechanical, plumbing, elevators, building automation and HVAC components—and collaborate with the appropriate building vendors to execute routine and preventative maintenance, logging and repairs.
Common Area Lighting:
Replacing bulbs, ballasts, and fixtures in hallways, stairwells, lobbies, and parking garages.
Exterior & Security Lighting:
Maintaining courtyard, walkway, perimeter, and architectural lighting.
Emergency Systems:
Testing exit signs, backup battery lighting packs, and emergency generator readiness.
Main Entryways & Intercoms:
Basic troubleshooting of automated doors, key fob scanners, and lobby entry panels.
Doors & Hardware:
Repairing or replacing commercial door closers, panic bars, hinges, and locks in common corridors.
Garage Doors:
Monitoring overhead garage doors and resetting sensors.
Security Cameras:
Ensuring lenses are clean and adjusting the physical positioning of common area cameras.
Walls & Ceilings:
Drywall patching, texturing, and touch-up painting in high-traffic hallways and lobbies.
Flooring Safety:
Repairing loose transition strips, securing common area carpeting tiles, or fixing minor tile grout issues to prevent trip hazards.
Lobby & Clubhouse Furniture:
Inspecting and tightening hardware on shared property fixtures.
Common Restrooms:
Repairing toilets, commercial faucets, auto- dispensers, and clearing minor drain clogs.
Sump Pumps & Drains:
Regularly checking basement/garage sump pumps and clearing debris from courtyard and parking lot catch basins.
Utility Rooms:
Conduct routine walkthroughs of boiler, chiller and electrical rooms to check for leaks, unusual noises, or fault codes before calling vendors.
Garbage & Recycling:
Move garbage & recycling dumpsters to pick up points (3x week)
Work Orders:
Utilize management software to track work orders, inventory, and maintenance history. Requirements Experience in high-rise facilities maintenance within residential or commercial environments. Strong mechanical knowledge. Skilled in drywall repair/painting. Knowledge of VFDs (variable frequency drives) & building automation systems. Ability to read technical manuals, schematics, and electrical diagrams Ability to lift up to 50 lbs. regularly, climb ladders, work in tight spaces (utility closets/crawlspaces), and stand or walk for extended periods. Flexibility to work weekends or evenings as needed for after-hours building emergencies. Ability to research, troubleshoot, and resolve unfamiliar technical issues independently using manuals, online resources, and manufacturer guides before escalating to third-party vendors. Ability to source, vet, and oversee third-party vendors and contractors, ensuring work is completed safely and up to building standards. Proficiency with smartphone apps and property management software (e.g., Yardi, AppFolio, Buildium) for real-time work order tracking and log updates. Valid driver's license and relevant certifications (such as
HVAC/EPA
Universal, electrical/plumbing trade licenses, or boiler operator license) are highly desirable. Excellent communication skills in English for effective collaboration with vendors and residents.
