Overview:
The Building Maintenance Engineer works alongside the asset management and facility maintenance staff to ensure our buildings and grounds are functional, clean, and safe. The facilities manager oversees all aspects of building functions and guarantees the safety and functionality of all facilities. Duties include running routine safety inspections, corresponding with contractors, planning maintenance work, maintaining records, and supervising facilities staff. Our ideal candidate is well-versed in facilities management processes and exhibits high multitasking and organizational abilities. This is a salaried position and is based in Charlotte, NC. This role requires travel to various properties located throughout Charlotte, NC. Specific Duties and Responsibilities:
Conduct routine property inspections (walk-throughs and drive-throughs) to maintain cleanliness, safety, and professional appearance of parking lots, exterior areas, and interior common spaces (lobbies, elevators, amenity spaces, landscaping, etc.). Supervises the Maintenance Technicians to maintain building systems (HVAC, fire alarms, life safety systems, etc.) through preventive maintenance programs; coordinate or perform repairs as needed. Ability to perform minor plumbing, electrical, mechanical, painting, carpentry, and masonry work including surface preparation, painting, light fixture repairs, door and lock installation, signage installation, and minor finish work. Ensure building entrances and common areas remain safe, accessible, and compliant with applicable standards. Lead and support landscape and maintenance technicians to ensure timely, high-quality completion of maintenance activities. Coordinate vendor scheduling for specialized repairs and oversee vendor performance and work quality. Maintain positive working relationships with tenants, vendors, and internal team members. Works closely with Property Management on completion of tenant service requests promptly and ensures full resolution and follow-up. Accurately document and track all work orders within the work order management system. Work with maintenance and landscape teams to maintain organized maintenance shops, storerooms, and facilities offices. Order, stock, and track tools, parts, and supplies while maintaining proper documentation. Work closely with the Asset Manager to support tenant improvements and small projects to ensure completion on time and within budget. Maintain cleanliness, safety, and organization of maintenance areas. Work flexible hours as operational needs require. Perform additional duties as assigned. Education and Experience Requirements:
Minimum of 2 years management experience preferred. Minimum of 2 years of maintenance experience or related field preferred. Prior commercial facilities or property maintenance experience strongly preferred. Physical Requirements:
Ability to lift and carry up to 50 pounds. Ability to climb ladders and work at heights. Ability to bend, kneel, crawl, sit, stand, walk, and perform other physical activities required for job duties. Environmental Conditions:
Exposure to outdoor weather conditions including heat and cold. Exposure to moderate to high noise levels; hearing protection may be required. Working at heights and around electrical systems. Exposure to lubricants, cleaning solvents, batteries, paints, and related chemicals.
