Full Job Description Overview:
The Building Engineer (Commercial Maintenance) works closely with Property Management, Project Management, and Leasing teams to ensure properties are consistently maintained to high standards of safety, functionality, and appearance. This role combines hands-on maintenance execution with responsibility for tenant service, work order completion, and day-to-day property support. This is aFULL-TIME
salaried position based in Raleigh, NC. This role requires travel to various properties throughout the Raleigh market.Specific Duties and Responsibilities:
Conduct routine property walks (interior and exterior) to ensure cleanliness, safety, and overall property condition. Respond to and complete tenant service requests within scope, ensuring timely resolution and follow-up. Perform general maintenance and repairs including HVAC, electrical, plumbing, and carpentry tasks. Execute preventive maintenance tasks to support building systems and minimize downtime. Accurately document and track work orders using company systems. Coordinate with third-party vendors for specialized repairs when required, ensuring quality and timeliness. Maintain organization of maintenance areas, tools, and supplies. Support property improvement projects and tenant upfits as needed. Identify maintenance issues proactively and communicate recommended solutions. Ensure compliance with OSHA standards, safety protocols, and company policies. Maintain strong relationships with tenants, vendors, and internal teams through clear communication and professionalism. Participate in on-call emergency response as required. Demonstrate accountability, urgency, and pride of ownership in daily responsibilities.Education and Experience Requirements:
High school diploma or equivalent required. Minimum of three (3) years of maintenance or related field experience. Certification in HVAC, Building Maintenance Technology, or related discipline preferred. Working knowledge of mechanical, electrical, plumbing, and carpentry systems preferred.Physical Requirements:
Ability to lift and carry up to 50 pounds. Ability to climb ladders and work at heights. Ability to bend, kneel, crawl, sit, stand, and perform physical tasks required for maintenance work.Environmental Conditions:
Exposure to outdoor weather conditions including heat and cold. Exposure to moderate to high noise levels. Working at heights and around electrical systems. Exposure to chemicals including lubricants, cleaning solvents, batteries, and paints..
