Operations Engineer Location:
Bellevue, Washington Position Overview We are seeking a skilled Operations Engineer to maintain and optimize building systems and operations at our Bellevue facility. This role combines traditional building engineering responsibilities with specialized culinary equipment maintenance, requiring a versatile professional who can ensure seamless facility operations while supporting our food service infrastructure. Primary Responsibilities Building Systems Operations & Maintenance The Operations Engineer will oversee daily operations of all building mechanical, electrical, and plumbing systems. This includes monitoring HVAC systems, lighting controls, fire safety equipment, and building automation systems to ensure optimal performance and occupant comfort. You'll respond to service requests, troubleshoot system failures, and coordinate with contractors when specialized repairs are needed. Regular inspections of critical building infrastructure will help identify potential issues before they impact operations. Preventative Maintenance Program A core aspect of this position involves executing comprehensive preventative maintenance schedules for both building systems and culinary equipment. You'll develop and maintain PM schedules, document all maintenance activities, and ensure compliance with manufacturer specifications and industry standards. This systematic approach minimizes downtime and extends equipment lifecycles. Culinary Equipment Maintenance & Repair The Operations Engineer will maintain all commercial kitchen equipment including ovens, ranges, grills, fryers, dishwashers, refrigeration units, ice machines, food warmers, and prep equipment. You'll perform routine cleaning, calibration, and adjustment of cooking equipment, diagnose equipment malfunctions, and execute repairs efficiently to minimize kitchen downtime. Knowledge of gas systems, steam equipment, and commercial refrigeration is essential. Energy Management & Efficiency Monitor building energy consumption and identify opportunities for operational improvements. Implement energy-saving measures and participate in sustainability initiatives that reduce operating costs while maintaining comfort and functionality. Documentation & Compliance Maintain accurate records of all maintenance activities, repairs, and equipment histories in the computerized maintenance management system (CMMS). Ensure all work complies with local building codes, health department regulations, and safety standards. Required Qualifications Technical Skills & Experience Minimum 3-5 years of experience in building operations and maintenance Demonstrated experience with commercial culinary equipment maintenance and repair Strong knowledge of HVAC, electrical, plumbing, and building automation systems Familiarity with commercial kitchen equipment brands and repair procedures Ability to read and interpret technical manuals, blueprints, and schematics Proficiency with hand tools, power tools, and diagnostic equipment Certifications & Licenses Valid Washington State driver's license EPA Universal Refrigeration Certification required Electrical or HVAC certification strongly preferred Food service equipment certification (CFESA) is a plus First Aid/CPR certification preferred Education High school diploma or equivalent required Technical degree or vocational training in facilities maintenance, HVAC, or related field preferred Equivalent combination of education and experience will be considered Preferred Qualifications Experience with building automation systems (BACnet, Niagara, or similar) Knowledge of energy management and sustainability practices Previous experience in hospitality, healthcare, or corporate campus environments Strong customer service orientation Ability to work independently and manage multiple priorities Physical Requirements & Working Conditions This position requires physical capability to perform maintenance tasks including lifting up to 50 pounds, climbing ladders, working in confined spaces, and standing for extended periods. You'll work in various environments including mechanical rooms, kitchens, and occupied spaces. The role may require on-call availability for emergency situations and occasional weekend or evening work for scheduled maintenance activities.
