Facilities Maintenance Worker
II SUMMARY
The Facilities Maintenance Worker II performs a wide variety of maintenance and repair work on different properties as directed by the Facilities Operations Manager. This is a detailed-oriented position which requires the ability to work independently while producing high quality results. This position requires having a minimum of one (1) journeyman level trade work experience and the ability to perform at a high-level with multiple trade skill sets.RESPONSIBILITIES
- Demonstrate having the ability to perform a full range of duties as assigned, working independently with little supervision, while exercising good judgment.
- Perform routine painting, plumbing, carpentry, electrical, and HVAC maintenance and repair duties.
- This position requires having the ability to perform ladder work in high places.
- Perform various carpentry related tasks. Such as general framing, siding, decking, railing, doors, cabinetry and other tasks related to carpentry.
- Perform repair and maintenance of tiles, flooring, and carpet.
- Have the knowledge and ability to diagnose and perform minor electrical repairs: outlets, switches, circuit breakers, panels, heat tape, light fixtures, wiring and low voltage systems.
- Carry out various plumbing related repairs performing repairs, maintenance and installations on various equipment such as sinks, faucets, toilets, pumps, irrigation and other plumbing equipment.
- Demonstrate the knowledge and ability to perform pipe repair using various techniques such as soldering, compression fittings, SharkBite and other plumbing repair processes.
- Perform drywall repair with tape and texture techniques Prepare surfaces for painting to professionally match the surrounding area.
- Maintain and repair various exterior items on buildings.
Including:
roofing, gutters, downspouts, and flashings while demonstrating proper waterproofing techniques.- Display basic knowledge regarding HVAC, mechanical systems and fire systems.
- The knowledge of pool and spa systems and CPO certification is a plus.
- Maintain appropriate housekeeping skills by keeping vehicles and work areas in a clean and orderly condition each day.
- Display the ability to clearly communicate job information through work order systems.
- Observe a high level of safety awareness and appropriate use of related safety equipment.
- Demonstrate a high level of guest service and maintain a professional demeanor.
- Have the physical ability to work in variable, adverse weather conditions including wind, rain, ice, snow, and dry hot conditions.
- Investigate various client issues and complaints working towards a resolution with the management team.
- Perform other duties as assigned.
QUALIFICATIONS
The ideal candidate has knowledge and experience with conducting various building maintenance procedures, including the repair of plumbing, electrical, carpentry, heating and cooling, masonry, painting, pools, spas, and other related tasks. Demonstrate the ability to effectively communicate both in a written format using a computer and verbally regarding work order detail. Possess techniques for providing a high level of customer service by effectively communicating with clients, vendors and coworkers. Understand and communicate the structure and content of the English language to effectively perform and communicate the work. Learn, understand, interpret, and apply all pertinent laws, codes, regulations, policies and procedures, and standards relevant to work performed. Reliable transportation including during inclement winter weather is required. Must be able to drive a company vehicle.
