Facility Technician l

The Facilities Operations Technician I is an entry-level position in the area of building maintenance and construction. This position is responsible for various duties associated with keeping a building or structure in excellent condition in terms of visual appeal, function, and safety for City staff and residents. The Technician I must possess a positive and professional attitude and have experience in at least one of the trades associated with building construction or building maintenance, and expertise with current technology. The Technician I is expected to work with plumbing, painting, masonry, roofing, HVAC, electrical and multiple issues that arise in a facility.ESSENTIAL JOB FUNCTIONS
1. Performs general routine building maintenance. Routine Inspections of the building's Fire Extinguishers, Fire Alarm Systems, Sprinkler Systems, Ceilings, Paint, Roofing, Plumbing, Electrical, and Air Conditioning under the supervision of the Facilities Manager and/or Supervisor 2. Required to cross-train in other trades and skills to meet the demands of the city's assets 3. Troubleshoots appliances, electrical, plumbing, HVAC, and other building issues under the supervision of the Manager, Supervisor, or Technician II. 4. Coordinates with contractors and vendors to monitor repairs and services to buildings 5. Performs a variety of routine maintenance tasks on specialized and standard equipment 6. Learns understands and operates the city's Computerized Maintenance Management Software. 7. Reads writes and understands work orders 8. Operates vehicles, and performs daily checks on vehicles; such as fluid levels, tires, lights, safety equipment, and a walk-around check for damage. Perform routine heavy equipment inspections and complete checklists. 9. Purchases and picks up materials upon approval from the Manager 10. Assists in normal cleanup activities. Maintains and organizes inventory. 11. Assists with event set-ups and technical support during events 12. Performs routine pressure-washing and webbing of buildings 13. Operates heavy equipment and rental equipment as needed 14. Perform other duties as requested or assigned by management 15. Maintains a positive and professional attitude toward their respective job and fellow employees 16. Must be available to work in the event of a disaster to assist with recovery response efforts. KNOWLEDGE, SKILLS, ANDABILITIES
1. Knowledge of general repair and maintenance techniques to keep buildings, playground equipment, and facilities in good repair 2. Ability to read, write and follow directions 3. Ability to make repairs to facilities and assets within the scope of the skill set 4. Ability to perform minor building repairs 5. Ability to keep records and reports 6. Skill in using related equipment and tools 7. Ability to work rotating shifts including weekend duty, overnight, and emergency call-in 8. Ability to read blueprintsEDUCATION AND EXPERIENCE
1. High school graduation or possession of an acceptable equivalency diploma 2. A minimum of two (2) years experience in construction/repair or trades maintenanceLICENSES, CERTIFICATIONS, OR REGISTRATIONS
1. Possession of a valid Florida driver's license. 2. Obtain a Work Zone Safety Certification within one (1) year of employment 3. Local or State recognized certification or license in one of the following trades (welding, HVAC, plumbing, electrical, carpentry) preferred. 4. Incumbents of this position are required to pass the Criminal Justice Information Services (CJIS) online security training and background check on a biennial basis. 5. Incumbents of this position are required to pass the National Incident Management System (NIMS) IS-700 within 30 days of employment and the ICS-100 within 60 days of employment.ESSENTIAL PHYSICAL SKILLS
- Ability to communicate both verbally and in writing
- Adequate vision and hearing to accurately and safely perform essential functions (with or without correction)
- Manual dexterity sufficient to use hand and power tools
- Physical ability to operate City trucks and heavy equipment
- Tasks involve the intermittent performance of physically demanding work, typically involving some combination of climbing ladders, reaching, bending, kneeling, crouching, standing, and making continuous hand/arm movements.
ENVIRONMENTAL CONDITIONS
1. Considerable ability to perform heavy manual labor, sometimes under adverse weather conditions 2. Considerable ability to perform work at elevated heights (up to 150 feet) 3. Incumbents are regularly exposed to electrical energy (up to 480 volts) 4. Works with hazardous power tools and equipment 5. Works often on uneven surfaces 6. Works often close to moving equipment 7. Tasks are performed indoors/outdoors and due to the nature and location of the work, some tasks include the potential for prolonged exposure to disagreeable elements.
