Investors' Property Services is a 46-year-old, privately held full service commercial and residential real estate company. We are looking for a Property Accountant / Analyst to join our corporate office in Mission Viejo, CA. Position Summary The Property Accountant / Analyst supports the financial operations of a portfolio of commercial properties, with a focus on CAM reconciliations, budgeting support, and financial reporting. Working closely with property managers and accounting leadership, this role ensures accurate expense tracking, tenant billing, and timely reporting - an ideal fit for a detail-oriented accountant eager to deepen their expertise in commercial real estate. Key Responsibilities
  • Assist in property takeovers and in compiling data
  • Prepare annual CAM reconciliations
  • Assist with preparation of annual operating budgets
  • Update and maintain budget tracking models
  • Support responses to tenant questions regarding CAM charges
  • Review lease abstracts for key financial terms:
  • Support quarterly forecast updates
  • Assist with tenant billing reviews and adjustments
  • Assist with preparation and review of monthly property financial statements
  • Help coordinate month-end close process
  • Prepare supporting schedules for budget vs. actual analysis
  • Reconcile estimated vs. actual expenses
  • Compile backup and support schedules for tenant billing
  • Analyze expense trends and flag variances
  • Track operating expenses and ensure proper classification
  • Assist with vendor payment tracking and reporting Qualifications
  • 1-4 years of experience in property accounting, real estate accounting OR general accounting with real estate exposure.
  • Bachelor's degree in Accounting, Finance, or related field (preferred).
  • Familiarity with property management software; Yardi, MRI, AppFolio, Resman, One Site or similar (preferred). Skills & Competencies
  • Strong Excel skills (basic formulas, lookups, data organization)
  • Strong attention to detail
  • Organized and process-oriented
  • Ability to follow established procedures and meet deadlines
  • Willingness to learn CAM structures and lease economics
Salary:
