Key Responsibilities Financial Reporting & Analysis Full-Cycle Accounting:
Prepare and perform all month-end closing entries and procedures on an accrual basis.
Board & Owner Reporting:
Prepare monthly workpaper packages, variance analyses, and Gross Potential Revenue (GPR) reporting for ownership and lenders.
Audit Support:
Provide essential financial data and support for annual building audits and tax filings.
Cash & Treasury Management Cash Flow Oversight:
Monitor bank balances to ensure adequate coverage for building expenses and debt service (mortgages).
Bank Reconciliations:
Perform monthly reconciliations for operating and security deposit accounts.
Payables & Receivables:
Coordinate with AP/AR teams to commit approved payments, process wire transfers, and review non-tenant receipts.
Budgeting & Operational Support Budget Preparation:
Lead the annual preparation of Operating and Capital budgets tailored to specific lender or board requirements.
Escrow & Reserves:
Reconcile security deposits and manage reserve funds for capital improvements.
Qualifications Experience:
3-5 years of progressive experience in Property Management accounting, with a specific focus on NYC Co-ops and Condos .
Education:
B.S. in Accounting or Finance required.
Technical Skills:
Proficiency in Yardi or similar real estate accounting software. Advanced Excel skills are essential.
Communication:
Excellent written and verbal communication skills for professional interaction with owners, lenders, and internal teams.
