Internal Audit Summer Intern Denver, CO About YES YES Communities, founded in 2008, owns and operates manufactured housing communities with locations across the United States. Position Summary:
The Internal Audit Summer Intern will support the Corporate Internal Audit team while providing hands-on exposure to auditing business processes that support property operations, resident billing and collections, capital expenditures, inventory management, compliance, and corporate shared services. The internship is designed to develop foundational audit, risk, and analytical skills while offering practical insight into how internal audit supports governance, operational efficiency, and scalability in a real estate-focused operating environment.Key Responsibilities:
Assist with planning and execution of internal audits covering: Community operations and property-level controls Rental income, resident billing, and cash handling processes Utilities, accounts payable, and vendor management Capital expenditures, maintenance, and inventory controls Corporate functions such as accounting, payroll, HR, and IT Perform walkthroughs and basic control testing for HQ and field-based processes Document audit procedures, narratives, and testing results in workpapers Analyze financial and operational data across multiple communities to identify trends, risks, and anomalies Support compliance activities related to internal policies, regulatory requirements, and risk management practices Assist with follow-up testing on remediation of audit findings Participate in interviews and meetings with corporate and operations leadership Contribute to special projects, process improvements, and ad hoc analysesLearning Objectives:
Understand internal controls in a geographically dispersed, property-based operating model Learn how HQ functions support field operations at scale Gain exposure to risk areas unique to manufactured housing communities, including revenue, utilities, vendor spend, and capital maintenance Develop professional skills in audit documentation, data analysis, and stakeholder communication Experience how internal audit partners with operations to drive consistency, efficiency, and complianceQualifications:
Currently enrolled in an accredited college or university - rising Junior or Senior preferred Pursuing a Bachelor's degree in Accounting, Finance, Business, Real Estate, Information Systems, or a related field Coursework in auditing, accounting, or real estate finance preferred Interest in internal audit, operational risk, or property management preferred Basic understanding of accounting principles and business processes Strong attention to detail and analytical skills Proficiency in Microsoft Excel and Word Experience working with large data sets or dashboards (Excel analytics, Incorta, or similar) Strong written and verbal communication skills This internship opportunity may also serve as a pathway to a full-time position within YES Communities.COMPENSATION
