We are seeking a detail-oriented and highly organized independent contractor to serve as a Closer / File Auditor to support our closing department and ensure seamless transaction processing. Position Summary The Closer / File Auditor is an independent contractor responsible for reviewing and auditing files after the pre-closing stage, balancing lender packages, reviewing settlement figures, verifying file accuracy, coordinating funding preparation, and ensuring all documents are complete for successful closings. This contractor role is essential in reducing attorney bottlenecks and helping maintain smooth and timely closing transactions. As a 1099 contractor, this individual will be expected to work with a high degree of autonomy and professional self-direction. Key Responsibilities Audit files thoroughly after completion of the pre-closing process. Review lender packages for completeness, accuracy, and compliance requirements. Verify settlement figures, fees, and closing calculations prior to closing. Review closing documents and settlement statements for accuracy. Ensure all required legal and lender documentation is properly completed. Coordinate funding preparation for scheduled closings. Identify and resolve discrepancies or missing documentation prior to final closing. Communicate with attorneys, lenders, title companies, processors, and clients regarding file status. Maintain organized and accurate file documentation throughout the closing process. Assist in reducing attorney workflow bottlenecks by proactively reviewing files. Ensure deadlines are met while maintaining a high level of accuracy. Review the title commitment to confirm all exceptions, requirements, and encumbrances have been properly addressed prior to closing. Verify that all payoffs are valid and will remain good through and beyond the scheduled closing date, including confirming per diem accuracy and payoff expiration dates. Verify that all names, vesting, and legal descriptions are spelled correctly and appear in proper order across all closing documents. Ensure all data is accurately entered into the closing management system and reconcile any discrepancies before the file is presented for attorney review. Required Qualifications Minimum 1-2 years of experience in real estate closings, title processing, mortgage processing, settlement coordination, legal administration, or file auditing. Prior experience working in a law firm, title company, mortgage company, escrow office, or real estate closing environment preferred. Strong organizational skills and attention to detail. Excellent communication and customer service skills. Ability to manage multiple files and deadlines simultaneously. Proficiency with document review, file management systems, and data entry. Ability to maintain confidentiality and professionalism at all times.
