Commercial Valuation Associate Position Type:
Full-Time, In-Office—Monday through
Friday Starting Salary:
$50,000-80,000, depending on experience This is an in office position, Monday - Friday, from 8-5
Key Responsibilities:
Research and analyze market information through internal and external sources, including, but not limited to, Costar, Loopnet, Crexi, MLS, Vizzda and Rethink; Research and analysis of market data; Observe changes in market fundamentals, and monitor shifts in micro and macro economic and fiscal trends; Maintain and update financial modeling files in Excel, and ensure various systems and source data are accurate and reconciled; Review contract documents such as leases, amendments, cash flow distributions, capital expenditures, operating expenses, budgets, property condition assessment reports, environmental assessment reports, income/financial statements, legal descriptions, site plans, construction drawings, rent rolls, and check for compliance in varying jurisdictions. Develop and analyze entitlement, planning, zoning and other due diligence materials; Producing abstracts and other summaries; Performing Broker's Opinions of Value, including, but not limited to organizing, analyzing and presenting valuation analyses in written reports and prepare forecasting cash flows and budgets. Review annual/monthly/quarterly financial performance operating statements and variances of expenses for projects, CAM reconciliations, resolving discrepancies; Researching and tracking Owners, Buyers, and Tenants through internal and external sources; Participating in special projects and performing additional duties as needed; Managing CRM (Rethink) and other databases;
Qualifications & Skills:
Proficiency in Microsoft Outlook and Windows Operating Systems; strong general computer skills Highly organized and detail-oriented; able to manage multiple deadlines Excellent written and verbal communication skills Strong initiative and problem-solving ability Ability to work independently and collaboratively in a fast-paced environment
