JOB SUMMARY
Sellstate Altitude Realty is an established and growing Colorado brokerage with active offices in Broomfield and Windsor, and we are expanding into Colorado Springs. We are looking for a Managing Broker to lead our newest market — not from scratch, but with the full weight of a proven brand, established systems, in-house ancillary services, and an ownership team behind them. This is a rare opportunity. You will recruit and lead the agents. You will own the local culture. You will run the day-to-day office. And once you hit performance milestones, you will earn an equity stake in the Colorado Springs branch — backed by a brokerage that already knows how to grow agents, close deals, and support a team. As Managing Broker of our Colorado Springs office, you will own three things: recruiting, retention, and culture. You will lead our local team, run the day-to-day office operations, and serve as the on-site leader for the Colorado Springs market. You will not be doing this alone. Our Broomfield headquarters serves as the operational backbone of the entire company, and that infrastructure follows you to Colorado Springs from day one — including in-house Transaction Coordination, a dedicated Listing Manager, our Marketing Department, Agent Onboarding, and Operations support staff. Your job is to lead the people and grow the market. Our Main Office handles the systems, paperwork, marketing execution, and back-office work so you can stay focused on what actually drives growth. This is a collaborative leadership role. Our Broker/Owner is not a remote investor — she is a producing broker/owner in the trenches every day, working alongside you to grow the Colorado Springs office. You will partner with her on-site approximately one day per week, with structured weekly touchpoints in between, a clear playbook, and a defined KPI scoreboard to measure progress. The success of the Colorado Springs branch is something we will build together — your local leadership, her ownership-level support, and the full Sellstate Altitude team behind both of you. You have the option to continue selling real estate personally — but you are not required to. There is no minimum personal production threshold tied to this role. If you want to keep producing, your personal sales are yours on top of the management compensation outlined below. If you would rather focus 100% on leading and growing our Colorado Springs office, that is fully supported.WHAT MAKES THIS DIFFERENT
: Most management roles offer a paycheck and a title. This one offers a path to ownership. Once you hit defined performance milestones — agent count, retention rate, and tenure — you become eligible for equity in the branch. We are looking for someone who thinks like an owner because, eventually, you will be one.RESPONSIBILITIES
Recruit & Grow the Branch (Primary Focus) Recruit a minimum of 8 producing agents within your first 6 months, then 15% net agent growth annually thereafter Conduct outbound recruiting outreach (calls, in-person visits, networking) to qualified producing agents in the Pikes Peak region Run a monthly Lunch & Learn recruiting event with 20+ external prospects in attendance Conduct 5+ face-to-face discovery interviews per week with prospective agents Use MLS production data to identify and pre-qualify licensed, actively producing agents who are the right fit for our culture and growth goals Retain & Develop Your Team Maintain an 85% annualized agent retention rate Conduct quarterly 1-on-1 'pulse checks' with every agent on the roster Identify and re-engage at-risk agents before they consider leaving Plan, lead, and participate in ongoing agent trainings throughout each month — covering market updates, skill development, tech stack adoption, and business growth. Co-host the combined monthly office meeting with the Broker/Owner and our Broomfield and Windsor offices, supporting agenda execution, agent recognition, and Colorado Springs-specific updates. Recognize wins and build culture through monthly Agent Celebration events Operate the Office Maintain on-site presence in the Colorado Springs office during business hours Provide on-site oversight of the Colorado Springs office — our Broomfield Main Office handles vendor management, supply ordering, tech stack provisioning, lease administration, and signage, while you ensure everything runs smoothly day-to-day in your market Ensure agents have full access to Bold Trail CRM, MLS, and Sellstate Altitude tools Partner with our Broomfield Main Office team on transaction coordination, listing management, marketing, agent onboarding, compliance, and operations support Submit a weekly Friday Flash Report to ownership covering recruiting activity and retention status Sell Real Estate (Optional) Personal production is fully optional — there is no minimum personal sales threshold required for this role If you choose to keep producing, you will carry your personal listings and buyer clients with standard agent split — your personal earnings are in addition to your management compensation, never in place of it If you do produce, your personal sales activity cannot interfere with branch recruiting and retention KPIs — the management role takes priorityQUALIFICATIONS
Required Active Colorado real estate Broker license in good standing Minimum 5 years of active Colorado real estate experience Demonstrated track record in recruiting, leading, or building real estate teams Strong knowledge of the Pikes Peak / El Paso County / Colorado Springs market Working understanding of budgets and P&L management — full training and ongoing support provided Proficiency with CRM systems (Bold Trail experience preferred), MLS, and standard office technology Confident public speaking — you will host monthly recruiting events with 20+ agents Self-directed and accountable — you can run an office without daily supervision Preferred Prior brokerage ownership, branch management, or team leadership experience Existing network of producing agents in Colorado Springs and surrounding markets Coaching certification (Icenhower, Buffini, Tom Ferry, or equivalent) Familiarity with the Sellstate brand or franchise modelCOMPENSATION & BENEFITS
This is a multi-component opportunity. Total earnings will vary based on performance, but the role is designed for entrepreneurial real estate professionals who want their compensation tied to what they build.Compensation Structure Total Annual Earnings:
$25,000-$65,000, production-based + performance bonuses + profit share + equity track. This is the realistic Year-1 total managerial earnings range based on production and recruiting performance. Total compensation scales with branch performance and personal production, with no cap on the upside. Components & Description Personal Production (Optional) : If you choose to produce, standard Sellstate agent split applies to your personal listings and buyer transactions. No minimum production required.Hunter Bonus :
Per producing agent you recruit and onboard who matches the Ideal Agent Profile.Fast-Start Bonus :
Paid when a recruit you brought on signs their first contract within 60 days.Lunch & Learn Bonus :
Paid each month you hit 20+ qualified external attendees at the recruiting Lunch & Learn.Retention Kicker :
Annual bonus per agent retained above the 85% retention threshold.Profit Share :
3% of monthly Net Profit once the branch achieves the 8-agent profitability floor.Equity Track :
