Capital Markets Associate Felton Stern Capital Partners | Lake Oswego, OR Full-Time | Real Estate Private Equity About Felton Stern Capital Partners Felton Stern Capital Partners (FSCP) is a new and growing real estate investment platform focused on acquiring and operating institutional-quality commercial real estate across the Western United States. The firm actively targets Office, Flex R D, Industrial, and Mixed-Use assets in high-growth Western markets, with a particular emphasis on the Pacific Northwest. FSCP is led by senior principals Matthew Felton and Nicholas Kucha, who collectively bring decades of experience sourcing, structuring, and executing complex commercial real estate transactions. The principals have a deep track record across the full capital stack, from acquisition and financing to asset management and disposition. We are at an exciting stage of growth and are building the team that will help define the next chapter of the firm. This is a rare opportunity to join a lean, high-performing platform at the ground floor and grow alongside it. The Opportunity We are seeking a Capital Markets Associate to work directly with the partners across acquisitions, investor relations, and firm operations. This is not a siloed analyst role. You will have direct exposure to the full lifecycle of institutional commercial real estate investing, from sourcing and underwriting deals across our core asset classes to communicating with investors and supporting firm-wide strategic initiatives. This role is best suited for someone who combines analytical rigor with an entrepreneurial mindset, who wants real responsibility early, and who is motivated by the prospect of building something meaningful over the long term. For the right candidate, this position offers a clear path toward increased responsibility, deal ownership, and long-term economic participation in the firm's growth. Key Responsibilities Acquisitions and Market Intelligence Support sourcing and evaluation of Office, Flex R D, Industrial, and Mixed-Use investment opportunities across targeted Western U.S. markets Build and maintain relationships with brokerage teams and industry participants in key markets Research market activity including transaction comps, leasing trends, and capital markets dynamics Perform financial underwriting and analysis of prospective acquisitions Assist in due diligence, investment memoranda, and internal investment committee materials Maintain underwriting models and investment pipeline tracking Investor Relations and Capital Raising Assist in the preparation of quarterly investor reporting and performance updates Create investor presentations, marketing collateral, and offering materials Support ongoing communications with the firm's investor base Maintain investor databases and capital raise tracking Assist in the preparation of materials for new investment opportunities and fundraising initiatives Firm Operations and Partner Support Work closely with the partners on operational initiatives that advance the growth of the firm Coordinate logistics for investor events, partner meetings, and industry engagements Help identify and implement process improvements that allow the partners to focus on high-value strategic work Support special projects across the business as the firm continues to scale In a lean, founder-led firm, no one operates in a single lane. You will be expected to roll up your sleeves across a range of responsibilities, and you will be better for it. Qualifications 1 to 4 years of experience in commercial real estate, investment banking, private equity, brokerage, or a related field Strong financial modeling and underwriting skills Exceptional attention to detail and analytical ability Highly organized with the ability to manage multiple priorities simultaneously Strong written and verbal communication skills Proficiency in Excel and PowerPoint Familiarity with AI tools and a curiosity about how they can improve research, analysis, and communications workflows Entrepreneurial mindset with a bias toward action and problem-solving Who You Are Driven and results-oriented, you hold yourself to a high standard and take ownership of your work Intellectually curious and engaged with the markets, the assets, and the business Comfortable operating with limited structure and stepping into ambiguity A strong communicator who can represent the firm professionally with investors and counterparties Someone who sees this role not as a job but as the beginning of a career in real estate private equity.
