Position Summary The LIHTC Allocation Coordinator plays a key role in supporting the successful administration of the Low-Income Housing Tax Credit (LIHTC) and Nebraska Affordable Housing Tax Credit (AHTC) programs. This position ensures the efficient processing, analysis, and allocation of housing development applications, directly contributing to the creation and preservation of affordable housing across Nebraska. Job Specifications As the LIHTC Allocation Coordinator, you will support NIFA's mission by ensuring accurate and efficient administration of allocation processes and advancing departmental goals. Review, analyze, and score LIHTC and AHTC applications from preliminary submission through final allocation. Assist in the preparation and ongoing maintenance of the Qualified Allocation Plan, applications, and related program documentation. Prepare and review allocation-related documentation, including conditional reservations, 42(m) letters, carryover agreements, 10% tests, cost certifications, Land Use Restriction Agreements, and Forms 8609 and 8609N. Maintain accurate development records using Engage and other software platforms from application through transition to compliance. Create and distribute communications regarding program updates, deadlines, and requirements to internal and external stakeholders. Develop, document, and continuously improve allocation team processes to enhance efficiency and consistency. Collaborate closely with the LIHTC Compliance Team to ensure alignment and regulatory accuracy throughout the project lifecycle. Participate in the development and administration of new programs, including HOME and National Housing Trust Fund initiatives. Support strategic planning efforts and contribute to the achievement of departmental and organizational goals. Assist leadership with special projects and additional duties as assigned. Preferred Qualifications While not required, the following experience or knowledge is a plus: Knowledge of the Section 42 LIHTC program and multifamily housing development. Experience in business, finance, real estate, housing, or a related field. Bachelor's degree in business, finance, or a related discipline. Experience analyzing financial data, development budgets, and underwriting materials. Proficiency in Microsoft Office products and other relevant software tools. Leadership experience or demonstrated ability to mentor and support team members.
