Compliance Specialist Asset Management & Consulting Serv Compliance Specialist - Affordable Housing Osprey Place Apartments - North Charleston, SC 29405 The Compliance Specialist ensures that affordable rental apartment communities comply with all federal, state, and local housing regulations. This role is responsible for monitoring eligibility, income certifications, rent calculations, and reporting requirements to maintain program compliance and funding eligibility. Duties Ensure compliance with affordable housing programs such as
LIHTC , HUD
, Section 8 , HOME , and other local or state programs Review and approve tenant applications, income certifications, and recertifications Verify income, assets, household composition, and rent calculations Conduct internal audits of tenant files to ensure accuracy and regulatory compliance Prepare and submit required reports to housing authorities, investors, and regulatory agencies Monitor regulatory updates and communicate changes to property management staff Provide training and guidance to onsite staff regarding compliance requirements Respond to audit findings and assist with corrective actions Maintain accurate and organized compliance records and documentation Qualifications High school diploma or equivalent required; associate's or bachelor's degree preferred 1-3 years of experience in affordable housing compliance, property management, or related field Knowledge of affordable housing regulations (LIHTC, HUD, Fair Housing) Strong attention to detail and organizational skills Ability to analyze financial and income documentation Proficiency in property management software and Microsoft Office Strong written and verbal communication skills Preferred Certifications Certified Occupancy Specialist (COS) Housing Credit Certified Professional (HCCP) Specialist in Housing Credit Management (SHCM) Work Environment & Skills In person office-based with occasional site visits Ability to manage multiple deadlines High level of integrity and confidentialityJob Type :
