NNN) is seeking a Credit Analyst to join our dynamic team onsite in our Downtown Orlando office. The Credit Analyst plays a key role in evaluating the creditworthiness of both prospective and existing tenants within commercial real estate transactions. This position is responsible for performing in-depth financial analysis, assessing risk factors, and preparing clear, actionable credit reports and recommendations to support investment and portfolio management decisions. The ideal candidate brings strong analytical capabilities, a solid foundation in commercial real estate finance, and the ability to collaborate effectively across departments in a fast-paced environment.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Perform in-depth financial analysis of prospective and existing tenants, reviewing financial statements, tax returns, and supporting documentation to assess creditworthiness and ability to meet lease obligations. Develop and leverage financial models to analyze historical performance, calculate key credit metrics, forecast cash flows, and evaluate scenario impacts, including mergers and acquisitions. Identify and assess key credit risks related to tenants, industries, ownership structures, and property acquisitions. Analyze property-level financial performance, including sales trends, store profitability, and margin analysis. Prepare comprehensive credit memoranda and presentations that clearly outline findings, risks, mitigants, and recommended credit structures and terms. Partner closely with acquisitions, due diligence, and legal teams throughout the underwriting and transaction process. Monitor industry trends, economic conditions, and regulatory developments to inform credit decisions and identify potential investment opportunities. Support credit underwriting activities related to lease transactions, assignments, tenant releases, M&A impacts, and ongoing portfolio monitoring. Proactively identify and track short-, medium-, and long-term credit risks across the portfolio. Maintain data, reporting, and systems that support the credit risk management framework. Provide recommendations to management on new data analysis tools, AI related productivity tools, Bloomberg screens, CapIQ screens, S&P and Moody's credit ratings reports, to help support credit underwriting and property level analysis. Performs other duties as needed and assigned.

SUPERVISORY RESPONSIBILITIES

EDUCATION AND/OR EXPERIENCE
Bachelor's degree in finance, Real Estate, Accounting, Economics, or a related field. 1-2 years of experience in credit analysis, commercial real estate finance, or a related analytical role (e.g. banking, debt funds, institutional real estate). Experience with AI tools, Bloomberg, CapIQ a plus
QUALIFICATIONS
Strong understanding of commercial real estate fundamentals, property valuation methodologies, and financial concepts. Proficiency in financial modeling and analysis using Microsoft Excel. Excellent written and verbal communication skills, with the ability to present complex financial information clearly and concisely. Proven ability to conduct thorough due diligence and identify key risks. Strong attention to detail and accuracy. Ability to work independently and as part of a team and manage multiple priorities while meeting deadlines. Proactively identifies issues and opportunities, takes ownership of responsibilities, and follows through to completion.
