As we continue to expand and grow, we are seeking an experienced, strategic, and highly analytical Finance Director to join our team. As the Corporate and Client Finance & Accounting Director , you will oversee all financial aspects of our property management operations, serving in a dual-capacity leadership role across both corporate branch finance and homeowners' and condominium association financial oversight . This position plays a critical role in maintaining the financial health of the branch while ensuring the accuracy, transparency, and strategic planning of individual community financials. This role serves as a key strategic partner to the Branch President and Operations leadership team, not simply as a reporting function, but as a trusted advisor supporting business growth, operational efficiency, profitability, and client satisfaction. The position works closely with senior leadership, Directors, General Managers, and Property Managers to drive sound financial decision-making across the organization. The Financial Director is responsible for managing the overall financial health of a large-scale online payment application system, as well as the financial reporting accuracy of individual associations and communities. This includes leading financial analysis, improving application user experience, supporting complex funding strategies, and developing reporting and forecasting models based on operational and financial research. Strong executive presence, cross-functional leadership, and the ability to manage significant amounts of complex financial data are critical for success in this role.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Corporate Finance Leadership Maintain the overall financial health and profitability of the branch, inclusive of: Preparing monthly branch financials Developing the annual branch budget Preparing quarterly branch forecasts Leading profitability analysis, particularly from a property billable and labor utilization perspective Identifying financial risks and opportunities across operations and portfolio performance Create monthly and quarterly forecasts based on known or potential risks and opportunities Interpret complex transactional and operational data to provide financial reports, insights, and strategic recommendations to leadership Prepare ad hoc financial models, profitability reviews, and executive reporting as needed Provide insightful financial guidance to senior executives to support strategic planning, growth initiatives, and operational decision-making Client Finance & Association Oversight Standardize, monitor, and oversee the execution of monthly Association financial reporting packages to ensure accuracy, timeliness, and consistency across all communities Lead the preparation of Association budget templates, including training Property Managers and Directors on budget development and presentation standards Review completed Association budgets prior to Board presentations to ensure strategic alignment and financial integrity Oversee and monitor the execution of annual Association audits and support audit readiness across all portfolios Provide strategic financial guidance on complex client matters including: Special Assessments Reserve funding strategies Cash flow projections Line of Credit (LOC) conversions Capital planning and funding analysis Long-term financial planning for Associations Support Property Managers and Operations leaders with financial strategy and board-level presentations Maintain a strong working knowledge of legislative, condominium regulations, reserve requirements, and compliance obligations impacting South Florida condominium and homeowners associations Team Leadership & Operational Oversight Provide leadership and direct supervision to a high-performing accounting team, including: Portfolio Accountants Accounts Payable Accounts Receivable Payment Platform Support Analysts Oversee finance team operations, establish departmental goals and objectives, and design the framework necessary to achieve them Drive accountability, accuracy, and continuous improvement across all financial processes and deliverables Strengthen cross-functional collaboration with Directors, General Managers, and Property Managers to improve financial transparency and service delivery Payment Platform & Client Experience Oversee the online payment support process by monitoring customer support tickets, coaching analysts on responses and resolutions, and responding directly to escalated concerns Strengthen oversight of payment platform performance, financial controls, and user experience to improve both operational efficiency and client satisfaction Identify opportunities to enhance platform functionality, payment processing workflows, and resident/owner financial interactions Additional Responsibilities Various other duties as assigned
MINIMUM REQUIREMENTS
Bachelor's Degree required, preferably in Accounting or Finance CPA or CPA Candidate strongly preferred 7-10 years of progressive financial reporting, analysis, and operational finance experience required Prior experience within the South Florida residential property management industry , specifically involving condominium and homeowners association financial operations, strongly preferred Experience in both operational finance leadership and client-facing financial advisory roles required Strong demonstrated use of Excel, PowerPoint, and financial reporting systems required Knowledge of financial reporting tools, data mining platforms, and payment systems required
