This role requires deep analytical capability across ground-up development pro formas, land valuation, and industrial investment analysis to support strategic growth of our portfolio. Key Responsibilities Industrial Underwrite industrial acquisitions including warehouse, distribution, flex, and cold storage assets Land Development Build ground-up development pro formas incorporating land cost, entitlement timelines, hard and soft construction costs, and stabilization assumptions Analyze highest and best use studies for raw, entitled, and partially developed land parcels Model phased development scenarios with sensitivity analysis on timing, costs, and exit pricing Track entitlement risk, zoning changes, and infrastructure requirements Evaluate land basis relative to end-product value (industrial, mixed-use, residential) Coordinate with civil engineers, planners, and municipalities to validate development assumptions General Prepare investment committee memos, deal summaries, and underwriting packages Support debt and equity financing by preparing lender packages and waterfall distribution models Conduct due diligence including reviewing title, environmental reports, surveys, and third-party appraisals Monitor portfolio performance and report on key metrics including NOI, yield-on-cost, and development margins Track comparable land sales, lease comps, and cap rate movements in target markets Qualifications Bachelor's degree in Finance, Real Estate, Civil Engineering, Urban Planning, or related field 2-5 years of experience in CRE finance, land development, or industrial investment Advanced Excel modeling skills; Argus Enterprise proficiency strongly preferred Solid understanding of development pro formas, entitlement processes, and construction budgets Familiarity with industrial market drivers — e-commerce, supply chain, logistics, nearshoring trends Experience with joint venture structures and equity waterfall modeling a plus Strong attention to detail and ability to manage multiple deals simultaneously CFA, CCIM, or state real estate license a plus
