New York City, full-time, in-office. Moderate travel to properties required.
Reports To:
Senior Leadership Position Overview Summit Properties USA owns and manages a portfolio of 26 enclosed regional malls across the East Coast and Midwest. The Asset Manager will be responsible for a defined subset of these properties, serving as the primary point of accountability for each one. This is a high-engagement role requiring daily immersion in asset performance, operations, leasing, and financials. We are looking for a seasoned professional with genuine command of real estate fundamentals, strong financial acumen, and the discipline to manage a demanding portfolio with rigor and consistency. Key Responsibilities Asset Ownership & Strategy Serve as the internal expert on each assigned asset; maintain current, comprehensive knowledge of its performance, strategy, and risk profile at all times. Develop and execute annual business plans aligned with corporate objectives; monitor KPIs and lead corrective action when needed. Anticipate risks, plan for capital needs, and maintain a forward-looking perspective on each asset's trajectory. Operations Maintain close, regular contact with on-site Property Managers; conduct property visits and ensure operational standards are upheld. Proactively identify operational issues, inefficiencies, and cost reduction opportunities; resolve them before they escalate. Oversee vendor and contractor relationships to ensure they deliver value to the portfolio. Leasing Stay fully current on leasing activity at each property: occupancy, expirations, active negotiations, and market conditions. Collaborate with the leasing team and brokers on strategy, tenant mix, rental targets, and deal structure; evaluate deal economics in the context of asset goals. Financial Management & Reporting Maintain full command of each asset's financial profile: NOI, expenses, capex, debt service, and variance analysis. Lead the annual budgeting and forecasting process; prepare regular performance reports and investment recommendations for senior leadership. Evaluate capital allocation decisions and support investment underwriting as needed. Value Creation & Stakeholder Coordination Identify and pursue opportunities to enhance asset value through income growth, cost management, physical improvements, or repositioning; develop underwritten business cases for approval. Serve as the primary liaison between on-site teams and the corporate office; coordinate across finance, legal, leasing, and construction. Ensure approved projects are tracked and delivered on time and within budget. Qualifications & Profile Directly relevant experience required. Prior background in real estate asset management, property management, or a comparable hands-on role. Experience across asset classes is a plus. Strong financial acumen. Proficient in budgeting, underwriting, NOI analysis, variance reporting, and investment evaluation. Value-oriented and disciplined. Thinks in terms of long-term performance and capital allocation; detail-oriented with consistent follow-through. Credible communicator. Effective with property managers, brokers, legal counsel, and senior executives. Minimum 4-6 years of progressive experience in real estate asset or property management. Bachelor's degree required.
