We are seeking a highly motivated Asset Manager to join our Asset Management team and support our mission. About theRole:
The Asset Manager will oversee and optimize the real estate portfolio, driving asset performance, enhancing portfolio value, and fostering strong relationships with investors. This role requires a seasoned real estate professional with expertise in asset management, financial analysis, lender negotiations, lease structuring, loan compliance, and investor communications. This includes optimizing the performance of assets to achieve financial and operational objectives, minimizing risk and maximizing asset value and implementing strategies to maximize returns across both stabilized and operationally challenged assets. The role involves collaborating with internal teams (Accounting, Property Managers, Finance, Legal, Acquisitions) and external teams (property managers, lenders, master and special servicers, outside legal counsel, construction management, leasing/sale brokers, legal advisors, etc.). Additionally, this position will oversee junior asset managers and serve as the senior escalation point for complex asset, lender, and investor matters to effectively manage the company's overall portfolio.Key Responsibilities:
Portfolio Management & Strategy Lead the overall management of the real estate portfolio, ensuring alignment with the company's strategic goals and financial objectives. Develop and implement asset management strategies to optimize portfolio performance, enhance property values, and achieve targeted returns. Conduct regular portfolio analysis, including asset-level performance reviews, financial modeling, and ROI evaluations. Oversee acquisition and disposition activities in collaboration with the investment team, ensuring due diligence and risk assessments align with company standards. Coordinate with lenders, servicers, and debt providers to oversee the portfolio's debt obligations, ensuring compliance with all financial covenants including DSCR, debt yield, reserve requirements, reporting obligations, and cash management provisions. Lead direct negotiations with lenders, master servicers, and special servicers (including CMBS loans) regarding cash management, covenant compliance, lease approvals, consent fees, defaults, and cure strategies. Oversight of all third-party property managers ensuring Kingsbarn standards are upheld at all times and taking corrective action where deficiencies exist. Investor Relations & Communications Prepare detailed financial and performance reports, providing insights on market trends and portfolio positioning. Partner with the firm's Investor Relations team to provide asset-level insights and feedback to Kingsbarn's investors and stakeholders. Work alongside the Investor Relations team to develop new systems and communication processes for engaging with the investor base. Serve as the primary asset-level spokesperson for investors, including direct written and verbal communication related to asset performance, leasing delays, lender actions, cash management events, and distribution changes. Draft, review, and approve investor notices, asset updates, and issue-specific communications to ensure accuracy, consistency, and legal defensibility. Financial Analysis, Budgeting & Cash Management Oversee annual budget planning and forecasting, aligning asset performance with organizational financial goals. Analyze financial statements, prepare performance metrics, and track key performance indicators (KPIs) to inform decision-making. Implement cost-control measures and recommend strategies to optimize operational expenses and revenue generation. Support the finance team in underwriting, valuations, and developing growth projections. Lead asset-level cash management strategy, including distribution suspensions, reserve allocations, tenant improvement and leasing commission funding, and lender-directed cash sweep administration. Leasing, Legal Coordination & Compliance Direct and oversee lease negotiations, amendments, extensions, assignments, and renewals in coordination with leasing brokers and legal counsel. Manage lender lease consent processes, including determining when lender approval is required, coordinating submissions, and avoiding unnecessary review fees or premature lender actions. Interpret and enforce loan document requirements related to leasing restrictions, reporting, insurance, reserve usage, and default provisions. Coordinate closely with internal and external legal counsel on asset-level matters involving leases, loan compliance, investor communications, and risk mitigation. Market Analysis & Risk Management Monitor market trends, economic conditions, and regulatory changes that impact the real estate portfolio. Identify potential risks and develop mitigation strategies to safeguard assets and investor interests. Recommend adjustments to asset management strategies based on market analysis and performance outcomes. Lead asset-level issue resolution during periods of distress, lender intervention, or operational disruption. Leadership, Cross-Functional Coordination & Team Development Lead and mentor a team of asset managers and analysts, fostering a culture of accountability, performance, and professional growth. Provide guidance on best practices in asset management, investor relations, lender compliance, and risk management. Drive process improvements, technology adoption, and innovation within the asset management department to streamline operations. Act as the senior cross-functional coordinator among Asset Management, Legal, Finance, Accounting, Property Management, and Investor Relations to resolve complex asset-level issues and protect company and investor interests.Qualifications:
Education Bachelor's degree in Real Estate, Finance, Business Administration, or related field; NV Real Estate, CCIM & CPM Licenses preferred. Experience 3-5 years of experience in asset management within the real estate industry, with demonstrated experience managing lender-intensive, investor-sensitive, and operationally complex assets, and a minimum of 1 years in a leadership role. Technical Skills Proficiency in financial modeling, investment analysis, and asset management software (Yardi experience highly preferred). Strong working knowledge of loan documents, CMBS servicing structures, lease agreements, and compliance reporting requirements.
