Reporting to the Program Director and working closely with the Co-op Coordinator and Property Manager, the Asset Manager plays a critical role in ensuring that the housing co-ops remain financially stable, physically sound, and permanently affordable. This includes oversight of operating budgets, capital planning, replacement reserves, regulatory compliance, and risk management. This is not a traditional asset management role. You will work directly with resident-led cooperative boardssupporting community decision-making while bringing financial rigor, clear communication, and long-term strategic thinking. Success in this role requires both technical expertise and the ability to translate complex concepts into accessible, actionable guidance for people with a wide range of backgrounds.
Support development of annual operating budgets in collaboration with the co-ops board and property manager.
Evaluate the financial health and insurance of co-ops and recommend strategies for sustainability, improvement, and risk mitigation.
Physical Asset ManagementOversee capital needs assessments and long-term maintenance planning in collaboration with cooperative boards and property managers.
Monitor major repairs and capital projects to ensure alignment with reserve planning and long-term sustainability.
Ensure appropriate and compliant use of replacement reserves and facilitate reserve disbursement approvals with lenders and agencies.
Ensure properties remain in compliance with health, safety, accessibility, and funder requirements.
Identify emerging physical risks and develop proactive mitigation strategies.
Cooperative Governance SupportCollaborate with cooperative boards and SquareOne staff to present financial, capital planning, insurance, and regulatory compliance information in accessible formats.
Build capacity of cooperative boards through training and tools related to:
Budgeting and cash flowReplacement reserves and capital planningInsurance and risk managementFair housing and regulatory complianceProvide dashboards, templates, and decision-support tools that strengthen cooperative governance.
Support boards in making informed decisions that balance short-term affordability with long-term sustainability.
Compliance & ReportingMonitor and maintain compliance with all lender, regulatory, insurance, and partnership agreements.
Compile resident income data for support of annual tax exemption application. Maintain regulatory calendars and ensure timely submission of required reporting.
Lease-up & TransfersSupport a comprehensive lease-up strategy for new developments in collaboration with the property manager.
Ensure adherence to Fair Housing and Affirmative Marketing & Outreach PlansManage the share transfer process at existing co-ops in communication with buyer/seller, co-op board, and share lender. Monitor performance of third-party revolving share loan fund.
Ensure continuity of permanent affordability protections during resale and transfer.
Experience facilitating or supporting boards, committees, or community groups.
Problem solver with attention to detail, highly organized, and adaptable to shifting priorities and meeting deadlines.
Strong financial analysis and spreadsheet management skills.
Ability to translate technical concepts into plain language that is accessible to people of various backgrounds.
Strong interpersonal and communication skills, including ability to work effectively with people of diverse backgrounds, bring calmness and clarity to a wide variety of situations, and maintain professionalism under pressure as a representative of SOV. Knowledge of and proficiency using Google cloud apps.
Lives in Eugene/Springfield area with access to a vehicle and Oregon drivers license and ability to travel to housing sites.

JOB RESPONSIBILITIES

QUALIFICATIONS
3+ years experience in asset management, real estate, finance, community development, or other fields related to long-term management of capital assets.Experience facilitating or supporting boards, committees, or community groups.
