The Opportunity We are looking for a driven, detail-oriented professional to take on a unique dual-function role that bridges hands-on commercial property management with analytical support for our asset management team. You will own day-to-day operations of assigned commercial properties while simultaneously delivering data-driven insights that inform investment decisions — and on occasion, you will interface directly with investors, lenders, and ownership. Executive presence and the ability to communicate with confidence matter here. This role is based in Austin, TX. Candidates must live in the Austin area or be willing to relocate. What You'll Do Commercial Property Operations Oversee daily operations of assigned commercial properties to ensure they are well-maintained and performing to plan. Serve as the primary liaison between asset management and tenants — building and sustaining strong tenant relationships through proactive communication, including quarterly check-ins. Ensure timely rent collection, enforce lease terms, manage delinquencies, and apply CPI adjustments and rent increases as required. Coordinate all repair, maintenance, and tenant improvement needs; obtain competitive bids for vendor and capital projects. Produce annual budgets and CAM reconciliations on schedule; process monthly/quarterly utility billbacks. Perform monthly variance analysis and participate in financial review meetings; provide weekly operational updates to the asset manager. Conduct annual tenant satisfaction surveys and take action to continuously improve the tenant experience. Maintain detailed property records including keys, access codes, insurance compliance, and documentation. Support due diligence and transition activities for property acquisitions and dispositions. Asset Management & Analytics Produce and analyze recurring weekly and monthly reports; disseminate to relevant stakeholders including investors and lenders. Maintain up-to-date portfolio statistics, master property lists, loan abstracts, and rent rolls. Manage lender reporting requirements and assist in preparing quarterly investor reports and presentations. Oversee the firm's insurance program and ensure accurate, current tracking. Collaborate with leadership to build custom and ad-hoc reports; actively incorporate automation and AI to improve efficiency. Support purchase and sale transactions including due-diligence preparation. Handle cross-departmental requests with flexibility and a solutions-oriented mindset. Core Qualifications 3-5 years of relevant experience; commercial property management or a real estate operational background strongly preferred. Degree or certification in finance, real estate, business, construction management, or accounting preferred. Strong interpersonal skills — you can hold a professional conversation with a tenant, a lender, or an investor and come across as credible and composed. Clear written and verbal communicator — comfortable operating both operationally and analytically. Exceptional attention to detail with a genuine commitment to accuracy and data integrity. Strong time management skills — able to juggle multiple priorities without dropping the ball. Working knowledge of commercial real estate terms, lease structures, and financial modeling basics. Genuine curiosity about CRE and a willingness to learn and take on new challenges. Entrepreneurial mindset — proactive, adaptable, and eager to improve the way things get done. Nice to Have Proficiency in Excel, PowerPoint, and Word; comfort with data analysis and reporting tools — we can develop this internally if not already your strength. Real estate sales license or active pursuit of one.
