This role will support the oversight and performance optimization of a multifamily real estate portfolio by providing financial analysis, market research, budgeting support, and strategic recommendations. The ideal candidate is passionate about real estate, enjoys working with financial models and large datasets, and can translate complex information into actionable business insights. This position offers the opportunity to work closely with senior leadership, property operations teams, investors, and operating partners to drive portfolio performance and value creation. Key ResponsibilitiesFinancial Analysis & Modeling Analyze monthly property financial statements, including revenue, expenses, occupancy, leasing activity, and Net Operating Income (NOI). Perform variance analysis against budgets, prior-year performance, and underwriting assumptions. Build, maintain, and enhance property-level cash flow, valuation, and forecasting models. Assist with annual budgeting, quarterly forecasting, and distribution planning activities. Monitor key performance indicators and identify trends impacting asset performance. Prepare investment analyses and support strategic decision-making through financial modeling and scenario analysis. Revenue & Asset Performance Optimization Evaluate rent growth, lease trade-outs, concessions, occupancy trends, and effective rental rates. Identify opportunities to improve property performance and increase asset value. Analyze utility recovery programs, ancillary income streams, and expense management initiatives. Partner with operations teams to implement strategies that enhance NOI and operational efficiency. Monitor revenue management performance and market positioning. Capital Expenditures & Renovation Management Track capital improvement budgets, project timelines, and spending performance. Analyze renovation returns and monitor premium achievement and unit absorption rates. Support capital planning initiatives and evaluate repair-versus-replacement decisions. Maintain documentation, reporting standards, and approval processes for capital projects. Monitor capital expenditures against underwriting assumptions and investment objectives. Market Research & Investment Analysis Conduct market research on rental trends, supply and demand fundamentals, and competitive properties. Assist with acquisition, disposition, refinancing, and hold/sell analyses. Support due diligence efforts by reviewing financial, operational, and market data. Monitor property valuations and benchmark underwriting assumptions against market performance. Track industry trends and economic indicators affecting multifamily investments. Reporting & Investor Communications Prepare monthly, quarterly, and annual portfolio performance reports. Develop dashboards, presentations, and reporting materials for leadership and investors. Ensure accuracy and integrity of portfolio data and reporting processes. Present findings and recommendations in a clear, concise, and actionable format. Support investor relations initiatives by assisting with reporting requests and investment presentations. QualificationsEducation Bachelor's degree in Finance, Real Estate, Economics, Accounting, Business, or a related field. Experience 1-2 years of experience in multifamily asset management, acquisitions, real estate private equity, commercial real estate finance, investment analysis, or a related field. Experience working with institutional investors, private equity firms, family offices, or investment-focused real estate organizations is preferred. Exposure to multifamily property operations, underwriting, or portfolio management is a plus. Technical Skills Advanced Microsoft Excel skills, including financial modeling, forecasting, and data analysis. Experience creating cash flow models, valuation analyses, waterfall structures, and capital stack models. Strong proficiency in financial reporting and performance analysis. Experience leveraging AI tools to improve efficiency, reporting, and analytical workflows. Proficiency with Microsoft Office Suite, particularly Excel and PowerPoint. Experience with business intelligence, visualization, or reporting tools is a plus. Skills & CompetenciesFinancial Modeling Strong understanding of cash flow analysis, forecasting, valuation methodologies, investment modeling, and portfolio analytics. Analytical Thinking Ability to interpret complex financial and operational data and develop strategic recommendations supported by quantitative analysis. Attention to Detail Demonstrated ability to maintain accuracy and consistency across financial reports, models, presentations, and investor communications. Communication Strong written and verbal communication skills with the ability to present financial information to both technical and non-technical audiences. Self-Motivation Ability to work independently, manage multiple priorities, and thrive in a fast-paced, entrepreneurial environment. Market Awareness Understanding of multifamily real estate market fundamentals and the ability to incorporate market intelligence into investment decisions and asset strategies.
