We are seeking a detail-oriented, analytical, and highly motivated Real Estate Acquisitions Underwriter to support our acquisitions team and help drive thoughtful, data-informed investment decisions. Position Overview:
The Real Estate Acquisitions Underwriter will be responsible for underwriting prospective acquisitions, analyzing property and market data, building financial models, and preparing clear recommendations for leadership. This role is ideal for someone with a strong background in real estate finance, acquisitions, underwriting, financial modeling, and data-driven analysis. The right candidate will be comfortable reviewing property financials, evaluating market fundamentals, questioning assumptions, identifying risks, and translating complex information into concise acquisition summaries. This position will work closely with acquisitions, asset management, operations, and executive leadership. Key Responsibilities:
Underwrite real estate acquisition opportunities across target markets and asset classes. Build, maintain, and audit acquisition models, including cash flow projections, purchase assumptions, financing scenarios, return analyses, sensitivity analyses, and valuation scenarios. Analyze rent rolls, operating statements, budgets, leases, market comps, loan terms, seller materials, and due diligence documents. Evaluate acquisition opportunities based on pricing, basis, market positioning, risk factors, upside potential, operational assumptions, and projected returns. Conduct market research, including rent trends, sales comparables, demographic data, supply and demand dynamics, pipeline activity, competitive positioning, and submarket fundamentals. Use data analytics tools and structured datasets to identify trends, compare opportunities, evaluate market performance, and support acquisition decisions. Prepare acquisition summaries, underwriting memos, dashboards, investment committee materials, and presentations for internal stakeholders. Assist with due diligence coordination, including reviewing third-party reports, financial records, property data, lease files, and legal/business documents. Partner with asset management and operations teams to validate assumptions and assess post-acquisition business plans. Help improve internal underwriting templates, acquisition screening tools, reporting processes, data workflows, and investment analysis standards. Collaborate with brokers, sellers, lenders, property managers, consultants, and other external partners as needed. Qualifications:
Bachelor's degree in Finance, Real Estate, Economics, Business, Accounting, Data Analytics, or a related field preferred. 2-5+ years of experience in real estate acquisitions, underwriting, investment analysis, asset management, commercial lending, or a related analytical role. Strong understanding of real estate financial concepts, including NOI, cap rates, IRR, equity multiple, DSCR, LTV, cash-on-cash return, debt structures, valuation, and basis analysis. Advanced Excel and financial modeling skills required. Experience with data analytics, business intelligence, or visualization tools such as Power BI, Tableau, SQL, Python, or similar platforms preferred. Ability to analyze large datasets and translate findings into clear, actionable insights. Strong written and verbal communication skills. High attention to detail and strong organizational skills. Ability to manage multiple priorities in a fast-paced, deal-driven environment. Familiarity with real estate platforms such as CoStar, Yardi, RealPage, Argus, Crexi, Reonomy, or similar tools is a plus. Ideal Candidate:

Compensation and Benefits:
The salary range for this position is $85,000-$120,000 per year , depending on experience, qualifications, and skill set. Benefits may include:
