Position Summary:
The Title Abstractor / Lender Liaison plays a critical role in the title and closing process by conducting title research, reviewing property records, and serving as the primary point of contact between the title company and lenders. This position ensures accurate title information, timely communication, and smooth coordination of transactions from order to closing.
Key Responsibilities:
Perform title searches and examinations, including reviewing public records, deeds, mortgages, liens, judgments, and tax information Prepare and review title commitments, reports, and supporting documentation Identify and resolve title issues, including curative work and clearance of liens or defects Act as the primary liaison between the title company and lenders, ensuring all lender requirements are met Review lender instructions and closing packages for accuracy and completeness Coordinate with escrow officers, closers, real estate agents, and attorneys to facilitate smooth transactions Track and manage transaction timelines to ensure deadlines are met Communicate status updates proactively to all parties involved Ensure compliance with underwriting guidelines, company policies, and regulatory requirements Maintain organized and accurate file documentation throughout the transaction lifecycle
Requirements:
Qualifications:
Prior experience in title, escrow, mortgage, or real estate transactions preferred but not required Excellent attention to detail and problem-solving skills Strong communication and customer service abilities Highly organized with the ability to manage multiple files simultaneously Proficiency in Google Workspace (Resware experience a plus) Ability to collaborate effectively and contribute as a positive, reliable team member
