Full Job Description Job Description:
America Safe Title is a refinance-focused title and settlement company looking for an experienced Escrow Officer to join our Livonia team. You will be responsible for managing refinance closings from CD preparation through funding, including balancing closing disclosures, scheduling notary signings across multiple states, and coordinating with lenders, borrowers, and signing services to ensure smooth and timely closings.
Responsibilities:
Balance and prepare closing disclosures (CDs) accurately, reconciling lender figures, title charges, payoffs, prorations, and escrow deposits Maintain a daily target of 8-10 CD balances Schedule and coordinate mobile notary signings across multiple states, including attorney-state closings (GA, SC, NC, and others) Communicate with lenders, borrowers, and signing services to confirm closing details and resolve last-minute changes Review loan documents, payoff statements, and settlement figures for accuracy before closing Manage an active pipeline of files in Qualia from CTC/CD Review through Funded Coordinate with post-closing and funding teams to ensure timely disbursement and recording Understand and apply state-specific closing requirements across 16+ licensed states Respond to lender and borrower inquiries within shared mailbox response targets (2-hour SLA) Track file status and update Qualia tasks in real time
Qualifications:
2+ years of experience as an escrow officer, closer, or escrow processor handling refinance transactions Strong understanding of closing disclosures, including how to balance TRID-compliant CDs from scratch Experience scheduling and coordinating mobile notary signings, including familiarity with attorney-state requirements Working knowledge of multi-state closing procedures and compliance differences Experience with Qualia or a similar title production platform (strongly preferred) Ability to manage high volume and meet daily production targets Strong communication skills for coordinating across lenders, borrowers, signing services, and internal teams Detail-oriented with the ability to catch discrepancies in figures, documents, and closing instructions Nice to

Experience with refinance-specific workflows (rate/term, cash-out) Familiarity with lender closing requirements from UWM, Zoom Home Lending, or similar wholesale/correspondent lenders Experience using Simplifile/CSC, Zoccam, or Signature Closers Knowledge of underwriter guidelines from
