JOB SUMMARY
This position is responsible for independently managing a pipeline of SBA loans from credit approval through closing and funding. This role ensures all transactions are documented, structured, and closed in strict compliance with
SBA SOP 50
10, bank policies, and regulatory requirements. This position serves as a key liaison between borrowers, attorneys, title companies, and internal teams, ensuring all closing conditions are satisfied and all documentation is complete, accurate, and audit ready. The Senior Closer is expected to proactively identify and resolve issues, deliver high-quality loan files, and support complex transactions including commercial real estate, construction, and business acquisition loans.
ESSENTIAL FUNCTIONS SBA
Closing (40%) Independently manages SBA loan closings from approval through funding. Reviews credit approvals and SBA authorizations to determine closing requirements. Prepares and/or reviews all loan documentation to ensure accuracy, completeness, and compliance with: SBA SOP requirements, bank credit approvals and regulatory standards. Ensures all loan conditions (collateral, insurance, equity injection, entity documentation) are satisfied prior to closing. Coordinates loan closings with borrowers, attorneys, title companies, CDCs, and internal teams. Manages funding processes, including disbursements, wire instructions, and SBA guaranty fee payments. Subject Matter Expert & Leadership Support (30%) Serves as a subject matter expert for SBA closing processes and compliance requirements. Provides guidance and support to junior closers and team members. Assists in training, onboarding, and process improvements. Stays current on SBA SOP updates and regulatory changes and communicate impacts to the team. SBA Loan Packaging (20%) Leads the preparation of complex legal and credit files and SBA Loan Application package; guarantees all required signatures are obtained to eliminate faulty closings and ensuring overall acceptance. Evaluates, interprets, and approves third party vendor documentation such as appraisals, environmental reports, UCC and lien searches, 4506-T (Tax Return transcripts), etc. for accuracy. Pulls CAIVRS and SAM checks on customers. Audits and approves all articles and by-laws, as well as partnership and LLC agreements to ensure all affiliate information is accurate before sending to SBA. Calculates and gathers final estimates/budgets for construction project and leasehold improvements. Using knowledge of construction loans, obtains and reviews escrow instructions. Inputs loan data into
ETRAN/SBA
system to obtain SBA loan number . Oversees all correspondence with attorneys preparing loan documentation and conducting secondary revies to ensure accuracy and all legal requirements are satisfied. Advises and educates borrower(s) on documentation necessary to close, fund and service the loan. Assembles critical documents, financials, memos, etc. to ensure information is available in the imaging system in a timely manner. Loan Administrative Support (5%) Works with loan operations to ensure a smooth closing and funding process for the customer. Reviews all loan draws and approves construction draws for all SBA construction loans. Serves as the primary point of contact for all closing-related matters. Coordinates with borrowers and guarantors, loan officers and underwriters, and attorneys, title companies, and insurance agents, as well as communicates documentation requirements and timelines clearly to all parties. Maintains strong working relationships to ensure efficient closings. Customer Service (5%) Handles customer service inquiries and follow-up Provides a high level of customer service to bank customers, including account transfers, draw requests, wires, payoff statements, research, etc. Maintains loan files by ensuring all documents are filed in the loan file in a timely manner. Performs other duties as required and assigned.
KNOWLEDGE, SKILLS AND ABILITIES
In-depth knowledge of SBA 7a, 504 and CAPline programs, requirements, and loan documentation. Strong understanding of lending terminology and solid knowledge of compliance regulations, including but not limited to Truth in Lending Act (Reg Z), RESPA & FCRA. Advanced working knowledge of Small Business Administration Standard Operating Procedures desired. Ability to close up to 4 loans a month and packages multiple loans every month with attention to detail Exceptional ability to work independently and demonstrate time management, organizational skills and the ability to meet deadlines. Availability to work the first week of each month to ensure month-end reporting processes are completed timely. Strong attention to detail and commitment to accuracy. Proficient with navigating in Navigator and Director, to research and resolve internal and external customer inquiries. Demonstrated ability to independently manage loan closings from approval through funding Efficiency in Word and Excel, to be able to work with and create spreadsheets, understand formulas, and prepare reports. High level of ability to handle heavy workloads, including multiple tasks and interruptions at the same time, and to be able to independently prioritize those tasks to meet deadlines. Ability to independently follow through and complete special projects assigned, by researching, organizing, tracking, prioritizing and proactively communicating any challenges and resolutions. High level of verbal and written communication skills to be able to provide and promote high level customer service to both internal and external customers, through effective & positive communication, leadership and teamwork. Skills in identifying documentation risks, addresses, and /or negotiating them to resolution as well as determining when to elevate risk situations to the appropriate individuals. Ability to embrace new challenges, and maintain and promote a positive attitude, in a fast paced & change oriented environment. Ability to maintain predictable and reliable attendance. Ability to complete required training by assigned due date.
EDUCATION
• Minimum of a High School Diploma or equivalent required; College degree in finance, accounting or business preferred.
EXPERIENCE
• Minimum of 7 years of experience in preparing SBA loan documents and completing SBA loan processing, including experience with due diligence related to SBA loans required. Minimum of 5 years of Funding and SBA Packaging of SBA Loans required. Experience with commercial real estate, title work, surveys, construction lending & loan documentation preferred. Experience handling complex loan structures and transactions preferred. Experience with other SBA Loan Types to include Business Acquisition, Debt Refinance, Partner Buy-out, Start-up Franchise & loan documentations that are related to the type of loan preferred.
