Escrow Officer The escrow officer leads the closing process for residential and commercial real estate transactions by coordinating relevant parties and overseeing critical documentation and funds disbursement to facilitate safe, efficient property transfers and recordings.Primary Responsibilities:
1. Develop relationships with key realtor partners in the area to expand business referrals by requesting broker presentations 2. Review detailed purchase agreements, escrow instructions from buyer/seller agents, attorneys, lenders to fully understand transaction terms/timeline 3. Compile necessary documents/information including title commitments, payoff demands, HOA documents, new deed preparation requests prior to closing 4. Perform additional title searches to uncover any tax liens, judgments or other title issues needing resolution using Texas title records software 5. Track closing terms and loan details in title production software and communicate discrepancies early to facilitate corrections 6. Coordinate with buyer/seller agents on Earnest Money Deposits/transfers and confirm earnest money is deposited in escrow account for each transaction 7. Scrutinize closing figures line-by-line in lender closing instructions to detect inconsistencies vs. sale contract to avoid delays 8. Oversee wire confirmations, check disbursements and overnight mail packages to ensure accurate, timely delivery of all closing funds 9. Provide preliminary settlement statements to buyer/seller for advance review and secure lien payoff amounts from any relevant parties 10. Confirm proper endorsements and riders are issued on title insurance policies to match specific deal terms 11. Ensure adherence to RESPA, Texas Department of Licensing and Regulation (regulates escrow officers) and other legal/regulatory requirements in all transactions 12. Guide involved parties through clear communications on complex transactions to promote smooth closings 1. Conduct closing appointments with clients to execute documents, collect funds and transfer property ownership 2. Seek opportunities to provide lunch-and learns/CE courses on title and closing to realty offices to educate on our services 3. Conduct periodic closing gift drops and greetings cards to thank top realtor partners for their business 4. Meet face-to-face at networking events to develop connections with new buyer/seller agents 5. Track closing volume and calculate escrow efficiency on a per-realtor basis to focus marketing efforts 6. Utilize CRM to record agent preferences, common deal elements & strategically tailor promotions ts:RRequirements:
3-5+ years in an escrow officer or similar real estate transaction role in Texas Proven ability to build relationships with partners to foster lasting referral streams Experience independently developing promotional materials to highlight services Natural networking skills with various real estate professionals Proficiency tracking marketing campaign effectiveness and sales volume Closing etiquette expertise; ability to liaise with diverse clients Strong oral and written communications talent In-depth knowledge of Texas title procedures, documentation, laws High proficiency with Qualia title production software preferred Exceptional attention to detail and diligent quality assurance skills Strong financial acumen with good math and analytical abilities Ability to multitask, prioritize and communicate clearly under pressureSimilar jobs in Livingston, TX
