Pricing Valuation Marketing Full Job Description Specific Duties:

Make initial welcome call to client and make sure 1003 is complete and accurate. Obtain authorization form client to run their credit, run and review for any disputes, lates, Bankruptcy, child support etc. Once 1003 is complete, register the loan and confirm pricing with the LO & Lock Desk Request initial disclosures to be sent to client Make sure needs list is emailed to the client with all the items needed for transaction or pre-qual Advise clients that the underwriter will require documentation throughout the process and that no new debt or cash deposits are to be made throughout the process (set clients up for what to expect so that there are no surprises throughout the process) Create and keep a folder on your desktop with the client's name and keep everything the client has given to you in a PDF so you can have accessible if requested (organize folders) Review income and asset documentation and make sure it matches with the 1003 Run DU/LP and review to verify any additional items needed and confirm clients are eligible Open title with escrow and requested needed items Review the preliminary report to ensure we have clear title and confirm if any liens or judgements would be paid off during transaction If the loan is FHA, run CAVIRS to verify there are no defaults Order appraisal valuation once initial 1003 has been signed by clients Once you have a sufficient amount of documentation on the loan, send loan to processing dept. for review and submission into UW Request any items needed for processing and all PTDs from client once loan is approved. Request the closing disclosure Check daily for any expiring locks and extend as necessary Assist with planning team activities Assist with Planning Agent activities/Seminar Assist LO with any Marketing inquiries and possible post Help Keep Lo schedule on track
