This position will be responsible for all closing functions on mortgage transactions. Coordinate and schedule closings with members, loan officers, processors, title companies and the Real Estate Agent per the purchase contract or underwriting guidelines. Ensuring each party involved is accurately informed on all closing details and procedures. Review all mortgage documents in compliance with agency and investor guidelines. Audit each closed loan to agency and investor guidelines. Follow up on post-closing and final documentation required by investors. Perform duties according to established department procedures and adheres to policies. Incumbent shall be fully experienced and capable of performing functions with minimal supervision and handling complex situations with professionalism and diplomacy.
Job Responsibilities:
  • Knowledgeable in and can effectively close and fund Conv, FHA, VA, USDA and CTP loans; ensure the loan comply' s with Agency, TRID, Investor, & 1st Signature Lending's internal guidelines, policies, and procedures.
  • Effectively communicate with Closing Agents, Attorneys, loan officers, processors and compliance personnel.
  • Meet all required deadlines on the loans in the pipeline.
  • Maintain daily workflow prioritization and process loans accordingly.
  • Demonstrate skills as a team player by providing superior customer service, while being flexible and approachable.
  • Responsible for Initial CD, COC CD, balancing with closing agents, preparing closing documents.
  • Identify red flags within files and ensure each red flag is addressed prior to approval/closing
  • Performs a thorough review of files documents received for closing to determine if documentation is acceptable for closing
  • Coordinates with Title Company on the closing statement/HUD approval and reviews final loan documents.
  • Review executed closing packages ensuring the quality has not been compromised and it meets agency guidelines.
  • Prepare wires, ensure wire balances with title, and order wires from appropriate warehouse for loan funding authorization.
  • Follow up on post close trailing documents.
  • Maintain communication with Processors/Loan Officers to ensure all questions are answered in a timely manner.
  • Provide a second layer of quality control to ensure that the liability taken on by 1st Signature Lending will not result in a non-salable or uninsurable loan.
  • Ensures all terms of the transaction and all underwriter prior to funding conditions are met prior to funding.
  • Assist Post Closing team on anything that may be needed after the loan has closed.
Experience/Education:
  • 2 years' experience in mortgage
  • Associate degree or equivalent in experience
  • Knowledge of RESPA, TILA, HMDA, Regulation B and Regulation Z requirements
  • Experience working with mortgage lending and consumer loans desired
