S_175217 Spherion is hiring for a DSCR Loan Processor for a dynamic team in Louisville, KY! The DSCR Loan Processor plays a central role in coordinating borrower documentation, preparing investor-ready loan files, managing underwriting conditions, and guiding transactions through closing. The role operates at the intersection of borrower communication, operational execution, and investor compliance. This position requires strong organizational discipline, attention to detail, and the ability to manage multiple transactions within a fast-moving lending environment. This is a hands-on operational role within an entrepreneurial real estate lending platform focused on efficient and disciplined loan execution.
Responsibilities:
Loan File Assembly & Documentation Governance:
Open and organize DSCR loan files upon borrower engagement. Collect required borrower, entity, and property documentation. Ensure loan files meet documentation standards prior to submission. Maintain disciplined file organization to support underwriting review and investor compliance.
Investor Submission & File Readiness:
Prepare complete DSCR loan packages for submission through the funding partner?s platform. Confirm documentation aligns with investor program guidelines and submission standards. Upload borrower, property, and financial documentation to the investor portal. Maintain accurate pipeline tracking and status updates throughout the underwriting process.
Condition Management & Underwriting Coordination:
Track and manage underwriting conditions issued by the funding partner. Coordinate with borrowers and BDMs to obtain required documentation and clarifications. Review incoming documents for completeness and accuracy prior to resubmission. Maintain disciplined condition tracking to ensure efficient file progression.
Transaction Execution & Closing Coordination:
Monitor loan progression from submission through clear-to-close. Coordinate closing logistics with title companies, borrowers, and funding partners. Ensure final documentation and closing conditions are satisfied prior to funding approval. Maintain transaction visibility and proactively address operational bottlenecks.
Pipeline Management & Operational Support:
Maintain the DSCR loan pipeline tracker and provide regular transaction status updates. Support BDMs with borrower communication regarding documentation and closing timelines. Identify documentation gaps early to prevent underwriting delays. Contribute to operational improvements that strengthen processing efficiency and execution discipline.

PM Skills:
Familiarity with loan submission portals and document management systems. Experience managing underwriting conditions and coordinating loan closings. Exposure to private lending or real estate investment lending environments.
Education:
High School Experience:
2-5 years
Qualifications:
2-5 years experience in mortgage processing, real estate lending, or loan operations. Experience working with investor DSCR loan programs. Familiarity with residential investment property loans or DSCR loan structures. Strong organizational skills and attention to documentation detail.
