As a Title Processor, you will play a crucial role in the closing process, ensuring that all necessary documentation is accurately processed and compliant with relevant regulations. Your expertise will contribute to the smooth execution of real estate transactions and support our commitment to exceptional service. Duties Review purchase agreements, loan instructions, and related documents to ensure all necessary information is complete and accurate. Order and examine title searches to verify ownership, check for liens, encumbrances, easements, and other title issues. Clear title defects by obtaining lien releases, satisfactions, or other required documentation. Order payoff statements for existing mortgages, taxes, and any other outstanding obligations. Coordinate with lenders, real estate agents, borrowers and sellers to gather necessary documents and resolve discrepancies. Prepare title commitments in accordance with lender requirements and applicable regulations. Calculate settlement figures including prorations, recording fees, escrow balances, and other charges. Prepare closing documents such as settlement statements, deeds, affidavits, and lender-specific forms. Schedule closings and ensure all parties are notified and prepared. Verify borrower's and seller's identification and compliance with signing requirements. Communicate title requirements and status updates to all involved parties throughout the process. Ensure compliance with RESPA, TRID, and state/local regulations. Submit final title policies and related documents to lenders after closing. Maintain accurate, organized files for audit and recordkeeping purposes. Skills Previous experience as a title processor is highly desirable. Strong knowledge of real estate transactions and title insurance processes. Familiarity with mortgage lending requirements and closing procedures. Understanding of RESPA, TRID, and other regulatory compliance standards. Proficiency in title software and common office applications (e.g., Qualia, Microsoft Office Suite, email systems) Excellent organizational skills to manage multiple files and deadlines simultaneously. Strong attention to detail to ensure accuracy in documents and calculations. Effective verbal and written communication skills for interacting with lenders, agents, and clients. Problem-solving ability to resolve title issues and coordinate necessary corrections. Time management skills to prioritize tasks and meet closing timelines. Customer service orientation with a professional and courteous demeanor. Ability to work independently while also collaborating with a team. Adaptability in handling changing priorities and unexpected challenges.
