PRIMARY PURPOSE
This is an outstanding career opportunity for an experienced professional to assume financial management responsibility at an energetic company. You will be working in a rapidly changing and dynamic environment with responsibility for providing timely and accurate financial analysis to Sr Leasing Management. Be a key member of the Leasing Support Analysis Team, performing such tasks as analyzing key performance indicators for Simon executives and Leasing EVP's. Take the lead on identifying and managing the process related to the current business issues. The Manager will actively train new lease services financial analysis staff. This will be done by providing valuable feedback to the analysts and ensuring that they understand the business objectives behind each decision. The Manager will be assigned various Tenants that are being handled by an Account Manager and will perform detail analysis including financial impact and lease clause impact.
PRINCIPAL RESPONSIBILITIES
The successful candidate's responsibilities will include, but not be limited to: Regional Responsibilities Trainer for all analysts on the type of analysis that should be provided for regional requests. Oversee developing Best Practices for handling analytical requests to ensure we are providing consistency for each region. Review deals for assigned analysts to ensure they are accurate and reflect the proposed deal. Work with our Legal department and assigned analysts on issues related to the large items that are facing Simon in this changing retail environment. Take the lead on understanding the issues and ensuring they get articulated to the businessperson and resolved according to company standards. Ensure overall data quality for deals in Salesforce and SSLE working with the agents to address stale proposals and deals. You become the Regional Expert in the Sales pipeline for systems & process and works with the Leasing Team to address specific items to enhance productivity for that Region. Works with Regional Leasing personnel to enhance collaboration by helping the agent have more complete data thus fewer missed actions or opportunities. Works with the agent to avoid or solve conflicts when deals for the same space and timeframe are in the systems. Develop User specific Training Plans with the Region to help each person self-manage for critical Lease Actions and overall production. Works with Lease Services Management to identify inefficient and/or ineffective processes, develops, and implements solutions to benefit the team. As applicable, will negotiate deals with Tenants as directed by the VP in order to facilitate an understanding of the Company's business strategy and develop applicable negotiation skills. Tenant Analysis/ Deal Approval/ Portfolio Review Responsibilities Prepare reports to provide Leasing with data and analysis to allow Leasing to strategize for meetings with tenants. Also includes Account Management analyzation, strategic discussions and recommendations, along with global analysis to develop overall leasing strategy for a given tenant as well as obtain Deal approval. Analyzing Simon data to assist the deal maker Incorporating tenant proposals and analyze against Simon data Coordinating Tenant Scenario Drawings and other CAD drawings as required Lease termination option analysis to provide landlord or tenant possibilities Comparison of proposed lease financial requirements to Budget Impact of Co-tenancy language and parameters Impact of Concessions (i.e. Tenant Allowance, Free Rent) Comparison of Sales to Occupancy Costs (Occupancy %) Analysis of tenant 4 wall profit Preparation of tenant deal approval schedules, ensuring key items are clearly identified for Management and that all presentations are consistent and presented fairly to show the true impacts. Prepare analysis and reports for assigned Key Retailers including impacts to budget, forecast and applicable commentary. Other Perform analysis as applicable on key items including but not limited to: Occupancy, Rent spread, Terminations, Cam, Taxes and sales.
MINIMUM QUALIFICATIONS
Accounting/Financial Background Management/Supervisory Experience Excellent communication skills Detail oriented Excellent problem-solving skills System or technical background Tenant Analysis/ Deal Approval/ Portfolio Review Responsibilities Prepare reports to provide Leasing with data and analysis that enables them to strategize for meetings with tenants. Also includes Account Management analysis, strategic discussions and recommendations, and global analysis to develop overall leasing strategy for a given tenant as well as obtain Deal approval. Analyzing Simon data to assist the deal maker in key decisions Incorporating tenant proposals and analyze against Simon data Kick-outs analysis to provide LL or tenant possibilities Comparison of Minimum Rent to Budget Impact of Co-tenancy language and parameters Impact of Concessions (i.e. TA, Free Rent) Comparison of Sales to Occupancy Costs (Occupancy %) Calculation and analysis of tenant 4 wall profit PAF vs Actual Analysis on Development Properties Replacement Activity Reports Preparation of tenant deal approval schedules, ensuring key items are clearly identified for Management and that all presentations are consistent and presented fairly to show the true impacts. Prepare analysis and reports for assigned Key Retailers including impacts to budget, forecast and applicable commentary. Ensure proper lease review is performed on accounts to ensure the deal maker is aware of lease issues as they negotiate lease actions. Summarize and identify risks, work with the deal maker to develop mitigation strategy and work with leasing executives to resolve issues.
