Full Job Description Onsite Caretaker Compensation:
On-site apartment provided (estimated value of $1,100/month) plus all utilities paid. Apartment includes 1 bedroom and 1 bathroom.
Maximum occupancy:
3 residents. We are seeking a reliable, professional, and detail-oriented Onsite Caretaker to assist with the day-to-day upkeep, cleanliness, and overall appearance of the property. The ideal candidate will be proactive, observant, and able to communicate effectively with tenants and management.
Responsibilities Include:
Serving notices to tenants when needed Walking the property regularly to monitor cleanliness, safety, and overall property condition Reporting maintenance and repair issues to the office promptly Monitoring landscaping, trash areas, exterior lighting, parking areas, and common spaces Using a blower and weed eater to maintain exterior areas Spraying weeds in cracks, walkways, curbs, and common areas as directed Picking up trash and debris throughout the property Ensuring tenant parking areas remain clean and free of trash and debris Notifying tenants when areas around their unit or parking spaces need attention or cleaning Checking vacant units for cleanliness, damages, and move-in readiness Posting notices, letters, and other property documentation as directed Showing available units to prospective tenants Documenting incidents, damages, lease violations, or safety concerns and immediately notifying the office Assisting in maintaining a clean, safe, and professional environment for residents and guests
Qualifications:
Strong communication and organizational skills Ability to work independently and stay proactive Ability to perform outdoor physical work in varying weather conditions Experience using basic landscaping and property maintenance equipment preferred Professional attitude and dependable work ethic Property management or maintenance experience preferred but not required This position plays an important role in maintaining the cleanliness, safety, and curb appeal of the property while helping ensure tenants follow property cleanliness standards.
